We’re developing, delivering, and running rental homes for people to live in long-term.” REGIONAL DEVELOPMENT Another 10 homes are under construction in Atawhai, and NTHT is in negotiation to purchase two other sites – one in Richmond (14 homes) and another in Nelson (10 homes). Put them all together and the trust will be 32 homes closer to the goal of 120. The NTHT works closely with Jennian Homes, with whom it has a long-term partnership. “We know we can rely on them to give us value for money, and we trust them completely to build to the high standard we need for our houses to stand the test of time,” says Carrie. The NTHT philosophy articulates the trustees’ understanding that long-term housing security underpins people’s ability to work and live good lives, and they prioritise long-term tenancies. As long as someone is paying their rent and getting along with their neighbours they can stay there for years, Carrie explains. “We’re not doing property as a financial instrument to fund someone’s retirement, which is what private property investors do. “We’re developing, delivering, and running rental homes for people to live in long-term.” The Kawai St homes, for example, are aimed at smaller households or older people on modest incomes. Applications have just opened and they are already oversubscribed, explains Carrie. “We’ve had a number of applications from people who are in their early 60s and still working. “They’re not yet at superannuation stage, but they plan to keep working well into their 70s anyway, and they’re not in a position to own their own home. They’re looking for a stable, long-term place to live, single level, that will suit them as they age.” The NTHT builds solid, energy-efficient, well-insulated homes with good ventilation. They want to provide stable housing, not only for those who qualify for a government subsidy, but also for others that need some help to get into a home. The trustees believe that having a stable home is key to allowing people to go to work, children to stay in school, and to promote good health, security and well-being. Without decent, affordable housing a community will suffer, and NTHT is working hard to support the various communities in Nelson and the Tasman District. planscapes (nz) ltd.
