20 | The Terrace Wanaka Development tailored to unique site T Russell Fredric The master planned development has a stunning setting in Wanaka. REGIONAL DEVELOPMENT S trong early interest in Wanaka’s unique lifestyle subdivision, The Terrace, has seen more than half the available lots committed to contracts since ground work began in February this year. The development is being undertaken by a highly experienced team. Dave Reid, former owner of David Reid Homes and Mark Tutty, developers of the neighbouring 108-lot Alpine Estate residential subdivision, have paired up to create another Wanaka landmark. Mark was the original franchise holder for David Reid Homes for the southern half of the South Island. “Our vision was to create an open, park-like gated neighbourhood on this unique site. “The Terrace is positioned at a unique van- tage point looking towards nearly every moun- tain visible in the Wanaka area,” Mark says. “It’s basically houses in a park, there’s no fences, there are plantings and landscaped areas between each house to create privacy.” He points out it would have been entirely feasible to subdivide the land into a conven- tional higher density development, but the pair recognised the desire of the land’s former owner, Jim Ledgerwood, to create something of special character. The master planned development allows for 13 “top level” two to 4-bedroom houses. After selecting a home configuration, the cli- ent chooses a garage option that ranges from a large double garage to a triple garage with a self-contained apartment above. Homes range from a two-bedroom option with a detached double garage at 258sqm, to a three-bedroom home with the self-contained apartment above the garage at 349sqm. A showhome on site allows potential buyers to gain a full understanding of the quality of the build, fixtures and fittings. Freehold building platforms range in size from 650sqm to 899qsm, thoughtfully planned to orientate north to north-west which, apart from the amazing vista, will maximise the southern sun. This, matched with the high rating of thermally efficient construction and outdoor spaces, creates a comfortable home summer and winter. Each section is freehold and includes a pe- rimeter additional to the building footprint. Outside of that, owners will have a 1/15th share, of the 7,911qsm balance of green space that surrounds them. The green space will be maintained for five years by the developers at no additional cost with responsibility for maintenance passing to a residents’ committee after the five year term. “What sets this apart from other gated com- munities is the sites are on a large freehold titles set within a park with no body corporate fees”. Buyers to date range in age from their early 50’s to early 70’s from throughout New Zea- land who are predominantly looking to retire to Wanaka or work from home.
