DEVELOPMENT Hill Street Limited Karen Phelps “ a lot of people are moving to Rolleston over Christchurch due to the quality of living....” The dynamic nature of Selwyn District Council’s operating style was what initially attracted Tiranga Aotearoa Group (TAG) to work in Rolleston, says group managing director Jatinder (JP) Singh. “They are entrepreneurial in their approach and try and work in with developers. It’s been one of the reasons that Rolleston is the fastest growing town in New Zealand,” he says. “The average age of the Rolleston residents is around 35. It’s a community that’s quite cosmopolitan and integrated. People initially moved to Rolleston because of the better quality land after the earthquakes, then because it was more affordable but now it’s because they want to live there from choice. “In fact a lot of people are moving to Rolleston over Christchurch due to the quality of living and some property prices have exceeded Christchurch prices now.” TAG has completed a number of significant projects in Rolleston over the past seven years including residential developments, childcare centres (Blossoms Educare on Dunns Crossing Road and, more recently, Neemo Childcare Centre on East Madison Road) and a shopping centre on Tennyson Street bordering the Rolleston Town Centre. JP says the original Rolleston town centre was small but to cater to the growing population Council rezoned some of adjoining props to commercial use. This saw TAG purchase 15 properties and build 22 hospitality and retail outlets on the sites, which JP says have been very well received. Currently 12 are operating and the rest due to open to the public early next year. The group is also working on a residential development at 545 East Madison Road, subdividing the site into 60 residential lots. There are plans for a portion of higher density terraced housing and a medical and fitness centre on front of site and a healthy food retail outlet. The project is awaiting resource consent and the public will have the opportunity to buy finished terrace houses or a lot depending on their needs. JP reveals that the terraced houses will be a mix of two bedrooms plus study and three Bedroom options from 120-200sqm with garages.
