Rose Manor, located in the heart of Springlands, Blenheim, is a high-quality housing development where every detail including covenants, street design, off-street parking, reserves, street lighting and landscaping has been carefully considered. The 11-stage development commenced in 2017. Some 70 sections were added to the original 190 section plan following further land purchases to the west. Crafar Crouch Construction is currently working hard to complete Stage 9A by late October/early November and the following Stage 9B by the end of the year. Crafar Crouch Construction project manager Mike Winkler Mike says that equates to around 25 sections in total. “Stage 10 and 11 will be coming next so I anticipate that we’ll be working on site well into 2023,” he says, adding that one of the most challenging aspects of the works programme at Rose Manor has been the land’s naturally high-water table, compounded this year by a very wet winter. “It got to the stage where the wells on site, that we’ve never had to use, had water coming out the top above ground, which shows just how high that water table is here. When you have storm-water and sewer trenches starting at 2.5-metres deep, that does get a little challenging.” Meeting the challenge has required significant investment in de-watering pumps, along with water treatment plant to ensure that water retrieved from the site is pristine before it is released back into the local environment. On the job for Crafar Crouch Construction at Rose Manor is site supervisor Luke Eden, who leads a highly capable local team that includes many employees born and bred in Marlborough. This company embodies a tale of two families – the Crafars and the Crouches – and a history in the local construction industry stretching back more than 35 years. As Mike explains, local experience really does make a difference on projects such as Rose Manor. “It’s invaluable and a lot of our crew has been working on the job at Rose Manor all the way through up to Stage 9. They’ve been there from the start and are now very adept at managing the complex water situation there.” Crafar Crouch employs around 100 people and operates out of both Blenheim and Picton. A new purpose-built workshop, office and yard - which opened in Riverlands, Blenheim in mid-2021 - means plant and machinery are all in one place and ensures the extensive modern fleet is always well-maintained and in good working order. The largest of their Hyundai excavators – the R235LCR-9s – is a superb heavy lifter that makes light work of safely installing large-diameter concrete pipes as required for a development like Rose Manor. “As one of the bigger civil works players in this region, we are often involved with larger and more complex projects such as this. “We also do work for vineyards, local councils and lines companies and, in Picton, for the wharf and boatshed construction sector.” Crafar Crouch Construction has strong community connections. Mike says many of their valued employees today got their start as school leavers, gaining experience alongside seasoned team members before progressing to their own drain laying ticket.
