Featuring cedar and black Colorsteel, the contemporary townhouses were well-received. In 2022, he completed a multi-unit development in Young Street, St Kilda with four units pre-sold off the plans. He followed that with a five-unit development in South Dunedin’s Bayview Road that also pre-sold off plans. “I finished those units mid-year [2023].” Mark’s ethos is to try and stay ahead of market trends and market demand. He notes there are not too many first home buyers in the market but there is growing demand for low maintenance housing that meets the needs of older people and for care sector housing. He likes to be “one site ahead” in the planning process, as he is well aware of the length of time it can take to secure building and resource consents. Located on Market Street, his most recent project is comprised of six new single level, one-bedroom, fully accessible, low maintenance townhouses. His original plan was to develop five two-bedroom, two-storey homes but a shifting market pointed to single level, one-bedroom homes as a more practical proposition. “I designed these with care housing needs in mind, for example with level entry and wet floor showers suitable for wheelchairs. All these units have been sold to a single buyer in Dunedin. The location is ideal as the area is nice and flat, it’s close to other units, there’s a bus stop at the end of the street and shops close by.” The 50sqm brick clad units have a light and open feel, featuring sloping ceilings in the living area and central skylights. Mark expects the townhouses to be finished early next year [construction by Sam Cross, Cross Construction]. “We’ll be handing over these homes in February or March 2024.” Next up is another new development at 33 Cavell St, Musselburgh where Mark plans to deliver five new single-level two-bedroom units. “This is a hot market in Dunedin – it’s very hard to find new single-level homes unless it’s in Mosgiel. We’re still in the planning stages but hope to be starting on site over the next couple of months.”
