With well-connected cycling and walking tracks and a vibrant shopping centre just down the road – Three Parks Shopping and Commercial Precinct – this new development has all the right ingredients for sensational living in one of New Zealand’s most desirable locations. The local developer behind Orchard Park, Quartz Development Group, first entered the local market with 90-lots in Hawea in 2016. The Orchard Park site came on their radar several years later when a small group of rural property owners made a submission to the Queenstown Lakes District Council for land to be rezoned on the edge of Wānaka for large lot residential living. While that submission was initially declined, it was subsequently settled through mediation. After acquiring Block 83 on Orchard Road, Quartz Development Group took the lead on developing this exciting boutique subdivision. “It is an ideal spot that’s so close to Wānaka and a huge range of recreational opportunities,” says Matt Laming, Managing Director at Quartz Development Group. “It is good ground to work with too. There is a terrace on site that we’re utilising for design/build activity, but it’s largely flat land.” Easy contour sections such as this are becoming quite a rarity in and around Wānaka. Adding to the appeal, Orchard Park is being developed with nice landscaping and extensive planting, good roading and lighting. Quartz Development Group has noticed a significant trend towards smaller lots in the region in recent times, but this is not something they intend to emulate. At Orchard Park, sections are sized at an average of around 700sqm. In the development’s first stage, 28 sections have been sold, with titles expected in January 2024. There are only three or four sections left in the first stage. Six sections in the second stage have also been brought to market with titles likely by next July or August. “We don’t have a target market as such. To date, our buyers include several first home buyers, half a dozen people downsizing off larger rural blocks, as well as spec home buyers.” In total, there are 18 sections planned for the second stage, which will include some larger 850sqm options. A further two stages will eventually be developed to add another 34 sections. While the first stage included pre-sales, Matt notes that for subsequent stages only titled land will be made available to prospective buyers. “The release of each stage will largely be dictated by construction timing and how the market is tracking.” T T to page 32
