Ritchy Builders BUILDING A high-end ridge-top build overlooking Waikawa Bay near Picton didn’t create the same logistical challenges for Marlborough’s Ritchy Builders as building in the Sounds can often do. However, with construction starting in 2022, the home was built during a mass flood event that occurred at the top of the South, and during the painful plasterboard crisis and materials shortages that followed the Covid lockdowns. Completing the project this year at Waikawa, Ritchy Builders spent two years building the 318sqm home with its six split levels that follow the contour of the hill. The home was designed by Patrick Avery of Arthouse Architects in Nelson, and the architects referred Ritchy Builders to his clients after Phil Richmond and the team had built his own parents’ place at Waikawa a couple of years previously. The severe flooding at Picton had closed local roads and threatened to extend the time frame of the project, as getting materials to site was difficult. Ritchy Builders ended up hiring a crane from Nelson as there was none big enough locally to get up the road or reach across to the site. Materials shortages also caused headaches for project manager Phil, and although this project didn’t require Gib, orders for other materials had to be spread across numerous suppliers and were often delayed. “There was a lot of time on the tools for this project, but also a lot of time on the phone,” Phil says. Still, Ritchy Builders managed these programming issues to the tee and delivered this beautiful new home on time. Phil has been building for more than 30 years and is ready to tackle any of the many and varied challenges the construction industry throws at him and his projects.
