When first-home buyers Toby Dennis and Genevieve Griffin-George’s search for a warm, dry, affordable home in the local area proved fruitless, they began researching tiny homes instead. “We were taken aback by the lack of quality in the industry,” Tony says. “Tiny homes building standards fall into a bit of a grey area, due to their classification as either a vehicle or a dwelling considered by each council on its individual merits. If it’s a building, the Building Act and Building Code apply, but if it’s a vehicle, they don’t. People can build them however they like in terms of insulation and wall thicknesses and cavity systems. It is extremely dangerous when they are set to be utilised as conventional homes.” Toby and Genevieve found the best tiny homes were the ones that came complete with an engineering certificate, that were signed off by licensed trade practitioners, and that met the Building Code performance regulations for the area it was to be placed in. In an industry swamped with issues, Toby and Genevieve wanted a high-quality, environmentally friendly, spacious, and affordable option that exceeds industry standards. It also needed to fit Toby’s towering six-foot six-inch frame. Engaging award-winning Nelson architect Chris Pyemont, internationally renowned for his design of the local Pic’s Peanut Butter World, Toby and Genevieve spent a good six months designing and redesigning their first tiny home and making it absolutely perfect. With a total floor area of 50sqm, South Base Homes’ Mackenzie design is a full home with six distinct, spacious areas, plus a study nook and a multi-function space that could be used as a third sleeping area with a set of bunks, a second full-size study or smaller seating area, or a large storage area. “It’s not often you see tiny homes with these possibilities,” Toby says. Toby and Genevieve fully finished their perfect tiny home to a high standard and landscaped around it to create an environment where prospective clients can come and see and feel what it is like to live in. “We spend a couple of hours with people initially then invite them back to make a cuppa and sit back in the home and really live in it for a day or an hour or whatever. We’ve found that to be much more effective than just looking at a half-built home.” South Base Homes took its Mackenzie design to Auckland for the Tiny House Expo 2023, where Toby and Genevieve were thrilled to see it win the Best Commercial Build award. One of the competition judges was YouTuber and tiny house advocate Bryce Langston, who has spent the past six years travelling the world and telling the stories of tiny home owners with his show, Living Big in a Tiny House. Bryce said the Mackenzie had a really nice, balanced design which looked great from the exterior and had a spacious, functional interior.
