BUILDING Hāpai Commercial Property & Apollo Projects In a project that merges Māori economic empowerment with sustainable urban development, Hāpai Property is set to deliver Dunedin’s first five-star, green-rated commercial building. The Mataukareao project, a six-level mixeduse development, is poised to redefine the city’s commercial landscape, while embodying the principles of environmental stewardship and community benefit, says Hapai Property general manager Bevan Haimes. “The narrative speaks to seasonal settlements for Otakou in present-day Dunedin for mahika kai – gathering, harvesting kai,” says Bevan, explaining the name of the project. Hāpai Property, a unique, 100% iwi-owned and controlled property fund, was established in 2019 and has quickly become a significant player in New Zealand’s property sector, with over $300 million in invested capital and a growing portfolio of premium commercial properties. The Mataukareao development, located at 50 Great King Street, is a six-level building comprising two levels of car parking and four levels of A-grade office space. Bevan says the project is strategically positioned to integrate with the city’s existing infrastructure including the bus hub, enhancing urban connectivity. One of the key features of the Mataukareao project is its focus on sustainability and energy efficiency. The five-star green rating is expected to make the building highly attractive to potential tenants with low operational costs. The development is already garnering significant interest from high-profile tenants with the top two floors leased to Pacific Radiology. This lease agreement is particularly noteworthy, as it will bring advanced medical technology to the region, says Bevan. He says the Mataukareao project is not just about creating premium office space, it’s also about meeting the evolving needs of Dunedin’s business community. The development also includes provisions for public benefit, with the Dunedin City Council set to provide some public parking in the two levels of car parking. Designed by Sheppard & Rout Architects, the project is being built by Apollo Projects, whose goal is to build strong relationships that deliver successful projects for its clients. Mataukareao is due for completion in April 2025. Hāpai was founded in 2019 by six iwi to undertake their property investment collectively, enabling scale, diversification and effective execution. Bevan says that Hāpai’s approach to property development is deeply rooted in Māori values and a long-term perspective. The fund’s name, which means ‘to support’ and ‘to uplift’ in te reo Māori, reflects its mission to empower iwi success in the property sector. Now with 19 iwi partners, Hāpai is able to collectivise capital, capacity, and opportunities to drive growth and excellence.
