REGIONAL DEVELOPMENT In response to the ongoing accommodation challenges faced by newcomers to Queenstown, local entrepreneurs Dougal and Michelle Burfoot are set to unveil an innovative housing project aimed at providing affordable living options. Their brainchild, Bed Rock Queenstown, will open its doors on April 1 next year, offering a fresh approach to communal living for young professionals in the area. “We had become aware of the need through the constant stories we were hearing of the terrible living options confronting our new arrivals here in Queenstown, and the prices they were paying for such substandard conditions,” explains Dougal. “So we set out to design, build, and create the perfect solution that would offer a dignified, comfortable, yet affordable living option for people who come to Queenstown to work, play and experience life in this paradise.” The Burfoots, who also own HawkRidge Estate, purchased the land for Bed Rock in 2023. Their vision was to create a living space that would bridge the gap between temporary accommodations like hostels and more permanent housing solutions. Dougal says Bed Rock is tailored for mature couples, ideally between the age of 25 and 40, providing a transitional space for those looking to establish themselves in Queenstown. Bed Rock Queenstown consists of two separate buildings, each housing six spacious apartment-style suites. Each suite, measuring around 35sqm, is fully furnished and equipped with modern amenities. The development boasts a communal kitchen and dining area, a spacious lounge, and spectacular panoramic views of Lake Wakatipu and the surrounding mountains. One of the key features of Bed Rock is its focus on privacy and comfort. “Rather than the high intensity and high turnover of a hostel or boarding house, our model is designed for longer-term stays with the minimum sign-on period six months,” says Dougal. The Burfoots’ attention to detail is evident in every aspect of the design. “We created a design brief for ourselves,” Dougal explains.”It had to be in the right location, warm, quiet, safe, efficient, and offer quality outdoor living spaces.” The result is a thoughtfully constructed living environment that prioritises the needs of its residents. Located in Frankton, Bed Rock is within walking distance of local amenities, bus routes, and even the Remarkables ski bus pick-up point. The proximity to Lake Wakatipu – just a two-minute walk away – adds to the appeal of the location. Energy efficiency and sustainability were also key considerations in the design. The buildings feature six-inch outer walls packed with insulation, thermally broken windows, heat pumps, and wall heaters to ensure warmth during Queenstown’s chilly winters. Each unit will also be equipped with 11kW of solar panels feeding an 8kW inverter, further reducing the environmental footprint of the development. The Burfoots have paid special attention to creating a harmonious living environment. “Bed Rock must provide an environment where couples can enjoy quiet, comfort, and privacy in their suites, and have multiple mini spaces within the communal areas that achieve the same, but with the ability to socialise and connect with their like-minded fellow housemates when they so desire.” To achieve this balance, the design incorporates sound insulation between suites, locks on all suite doors, and a security camera system. The communal areas are designed to facilitate both social interaction and quiet relaxation, with multiple seating areas and a large smart TV in the lounge. Outdoor living hasn’t been overlooked either. Each unit will have five car parks, plus lockable storage for bikes and skis. The outdoor areas will feature large pergolas adorned with grapevines, outdoor BBQ tables, wine barrels, and BBQs, providing ample space for residents to enjoy Queenstown’s stunning natural environment. The Burfoots’ hands-on approach to the project has been crucial in keeping costs down while maintaining high standards. Their experience with previous building projects in Queenstown has proven invaluable in navigating the complexities of construction in the area. “We have found the best way to keep a lid on costs is to be donkey-deep in the whole process from the get-go,” says Dougal. Stroud Homes is the main contractor, and as Bed Rock Queenstown nears completion, the Burfoots are optimistic about the impact it will have on the local housing market. “To date, we are thrilled with the progress and believe the finished product will deliver a new living experience standard that is affordable but offers everything and more to our target market.”
