M2 Architecture “We’ve got really high levels of insulation in ceilings and the concrete slab is super- insulated as well.” ARCHITECTURAL DESIGN Accomplished Christchurch architectural designer, Simon Turner of M2 Architecture, has poured his personal vision into his latest project, which will become his own residence upon completion. The first of two homes planned for the 1000sqm section beside Mt Pleasant School, Simon’s 220sqm home is being built across two levels and includes internal access to a rooftop terrace. This vantage point means residents will enjoy panoramic views out to South Shore, Mt Pleasant, Heathcote, and across the city to the Southern Alps. These views, combined with the sun-soaked site, make the terrace an ideal spot for relaxation and entertainment. “The whole roof is a roof deck designed to serve as the secondary outdoor living space,” says Simon. The open-plan second storey contains the kitchen, dining and living spaces opening onto a roofed outdoor deck for primary outdoor living. “The master bedroom ensuite is on the second level and ground level has three other bedrooms and bathroom. The house is accessed from the internal double garage straight off the driveway,” he explains. The construction of Simon’s house uses a combination of timber and steel framing, creating a strong and durable structure on a gently sloping section. The ground floor is clad with Canterbury Clay bricks, while the upper floor features a timber rainscreen by Abodo, lending a modern, natural aesthetic. Energy efficiency is considered throughout the design with super-sized insulation levels, says Simon. “We’ve got really high levels of insulation in ceilings and the concrete slab is super- insulated as well.” The house also features central heating with under-slab heating and water-reticulated central heating radiators throughout, ensuring a warm, dry and energy-efficient home. The first of the two homes planned is nearing completion, and work is beginning on the second home at the front section, which is being built as a spec home for the open real estate market. “I’ll move into the first one and continue work on the second, a slightly larger similar design at 230sqm.” The shared boundary with Mt Pleasant School enables access to the school grounds without the need to walk on the main road. The main contractor on both Mt Pleasant builds, which are designed by M2 Architecture, is PMD Builders Ltd. “Phil McDougall is an experienced hill builder and we’ve known each other a long time.
