Bayview Construction BUILDING In a twist that could only happen in rural New Zealand, a construction firm faced an unexpected challenge days before a home was due to be finished just prior to its judging for the prestigious House of the Year competition. “Cows that graze the paddock the house was built in knocked over the fence, opened one of the sliding doors and got inside the house,” explains Lloyd Nolan, co-owner and director of Bayview Construction with a chuckle. “They rubbed around the entire house so there was a bit of repainting and cleaning involved. It took two days to tidy it all up!” Despite the bovine interruption, the Wānaka-based company emerged victorious, securing a coveted spot in the Top 100 and a Regional Gold award in the 2024 Registered Master Builders House of the Year Southern competition in the Carters New Home $1 million - $1.5 million category. The award-winning home, nestled on a 20-acre section overlooking the Clutha River, highlights Bayview Construction’s commitment to excellence and attention to detail. The company has been consistently recognised in the House of the Year awards with accolades in 2022 and 2023. “Winning awards every year shows our quality is consistent and we’re up there with the best,” says Lloyd. This year’s home, designed by Bespoke Architecture, is described by Lloyd as “very highly detailed in terms of finishing”, including polished concrete floors, negative detailing skirting and architraves and custom-run Australian hardwood cladding. The home is very thermally efficient, with MaxRaft slab providing ease of heating and cooling, high levels of insulation and recessed thermally broken joinery. Despite its modest two-bedroom layout, the house boasts impressive features, including a master bedroom measuring 6m x 5m and an oversized garage. The 312sqm home required running approximately 550 metres of services to the site. “The client was very particular,” says Lloyd. “He has his own construction company. He only came down once from Auckland during the build and everything else was done remotely. The fact he selected us is testament to the quality we deliver.” Established in 2017 by Lloyd Nolan and Tom Anderson, Bayview Construction has quickly made a name for itself in the Southern Lakes region. Both partners are Licensed Building Practitioners with decades of local and trans-Tasman building experience. Their team comprises highly skilled Licensed Building Practitioners, trade-qualified builders, and BCITO apprentices. “We are still fully involved in the business and on site each day project managing and on the tools,” explains Lloyd. “I still manage the administration side of the business. We do things a bit differently and undertake everything from start to finish, including earthworks, concrete slab, and roofing. So workflow and quality wise, it’s easier to control.” This hands-on approach and commitment to quality have paid off. Bayview Construction specialises in new builds, catering to a diverse range of projects from multi-million dollar architectural homes to commercial ventures, renovations, and hardscaping. It is known for delivering exceptional results without compromising affordability. Lloyd says the company is intent on nurturing the next generation of builders, with one of the team, Craig Burke, winning Apprentice of the Year last year for the Southern Region. It typically prefers to be involved from the start of a project, offering full design and build services. “We offer value engineering to ensure the client’s budget is maximised and avoiding issues once the build starts,” says Lloyd.
