Bagley Construction BUILDING Hugh Bagley often gets invited back to enjoy the homes he has built, because most of his high-end architecture work is for friends and acquaintances. That was particularly the case on a recent Wanaka build for an old school-boy rugby mate, and on this occasion the pair worked on the Albert Town house together. Situated on an expansive section along Aubrey Road and set amongst kanuka trees, the stunning home has views north towards Mt Maude and west to Mt Iron. Designed by Threefold Architecture, the build combines exposed concrete tilt panels, Rosenfeld Kidson midnight-stained cedar both inside and out, and pre-patinated Corten steel around the fascias and staircase. Dark-stained plywood in negative detailing complements engineered oak flooring in the living and dining spaces, with all of the natural raw materials giving a deep, earthy vibe. The concrete panels regulate the temperature inside, and the kitchen is a striking balance of dark natural timber panelling and veneers married with hard concrete surfaces to create a sense of warmth and structure. The client was once a builder, but now works in the concrete industry so bench tops and the fire hearth were all created in situ. Utilising the full height of the spaces throughout the home in bedrooms, laundries, and offices, with dark timbers demonstrates confidence in the continuation of the joinery having a presence throughout the home. The master walk-in robe was a particular culmination of the strength of the materials used throughout, with a visible steel structure supporting black cabinetry fitted to and featuring the concrete walls. With so much natural light flooding the home, the statement panels have become the key feature inside and out. Playing around with a few different cladding materials, Hugh says he gave this house its own touch of architectural flair. A mixture of textures breaks up the overall profile of the building, and the seamless indoor-outdoor connection gives the home an individual style – a real point of difference for many of Bagley Construction builds. Hugh has also been working on a speculated building of his own in the new Peak View subdivision, which has views of Black Peak and Treble Cone. This was his second speculated build in Wanaka, and both have had quite different responses in the marketplace. His first one sold before the roof was even finished, but the recent house has taken a bit longer, due to more challenging market conditions – a trend that has been happening nationally. That said, most builders agree that the Queenstown Lakes district was largely removed from the economic crisis and has been operating in its own unique ‘bubble’ for many years. Hugh moved to Wanaka in 2003 and started his own business in 2015.
