A stunning new housing development not far from the central city will demonstrate the exceptionally high standards being demanded by the Ōtautahi Community Housing Trust (ŌCHT). The Brougham Street housing develop- ment is currently under construction after a Christchurch City Council housing block was demolished following the earthquakes leaving the site vacant for a number of years. Ed Leeson, ŌCHT’s Commercial and Devel- opment Manager says the Trust’s objective is to develop and build a new standard for social housing, creating connected communities living in homes that exceed standards. “We wanted to create homes that people would love the look of, be proud of and want to live in. The Brougham Street development absolutely meets that brief. “These new, modern homes are designed to a Homestar 7 certification, which means they are warm, energy efficient and very low maintenance. Every apartment has its own heat pump, is double glazed and thermally broken— which means the heat stays in and the cold stays out,” he says. Designed by Christchurch practice South by Southeast Architects, the Brougham Street development is tucked in between Waltham and Burlington Roads, close to bus routes, a short distance to the inner city, with schools and a swimming pool in close proximity. Ed Leeson says the development of a com- munity, and helping to foster that, are key in the work ŌCHT does. “There will be 14 two storey blocks of about thirty homes grouped in three separate communities, a bit like neighbourhoods. Each block within the communities is nestled in cul-de-sacs, and each community has its own road access and off-street parking. “Large amounts of open space and green areas are a key feature of the landscape de- sign, and the communities will have their own vegetable gardens and fruit trees.” Ed says the floor area, ranging from 54sqm to 120sqm, depending on the number of bedrooms, makes for quite generous living spaces. “Every apartment has its own outdoor area so if you are on the ground floor you have your own garden area, if you are on the upper level you have your own balcony.” The 90 light and airy homes consist of 70 one-bedroom homes, 14 two-bedroom, three three-bedroom and four four-bedroom. The one-bedroom homes are single level, while the others are double storey. Twelve accessible units will also be available, adding to the accommodation choices available.
