REGIONAL DEVELOPMENT Constructing a contemporary tertiary education facility within and around St Johns Anglican Church brought many challenges and rewards for the team at Amalgamated Builders Limited (ABL) Invercargill. The new facility, the Southern Institute of Technology Centre of Creative Industries, (Te Rau O Te Huia) is a purpose-built educational facility that is a fusion of modern architecture and the heritage of the church, conserved during construction while being seismically strengthened and refurbished. The 150-year-old Category 1 New Zealand Heritage importance level 2 building was seismically strengthened to greater than 67% of the new building standard. ABL Southland General Manager Brad Harper credits his company’s considerable commercial construction experience in having the ability to successfully deliver such a unique project, and a confined site was just a small part of a project full of challenges which required careful planning and management. “The centrepiece of the building is the three storey floating, fully welded structural staircase which is designed to the absolute limits of engineering. “Given its location and height, it also formed an integral part of the build methodology.” All works within the 150-year-old church were designed from a ‘bolt-on’ philosophy which means the buildings are fully seismically separated to move independently in the event of an earthquake. The new building structure surrounding the church is a three storied 1500 square metre , high-performing architectural design statement that incorporates large steel screw piles, concrete foundation beams and concrete speed-form floors. The structural steel comprises a movement resistant steel frame in one direction and precast concrete sheer walls in the other. Multiple exterior cladding types were used, from precast walls, metal tray cladding and prefinished Swisspearl to complement the existing brick and tile roof construction. The north façade is architecturally designed with multiple roof pitches which added to the complexities, not only with the façade construction but the roof structure, internal gutter arrangements, interior finishing’s and the building services ensuring the ceiling heights were maximised throughout the entire building. Fully glazed balustrades and walkways creates an eye-opening view of the historic church and is the centrepiece of its bold, modern design. Brad says ABL’s collaborative hardworking team-approach managed the fast-tracked project with strict heritage and resource consent protocols.
