Crawford Developments T T Kelly Deeks DEVELOPMENT Christchurch residential property developer Crawford Developments is designing and building low maintenance, liveable, and affordable homes for the next generation of first home buyers, which sees professional couples come together to achieve and service their mortgages. Crawford Developments’ recently completed project on Cashel Street, Linwood, represents the latest thinking in residential multi-unit development. “It’s becoming more and more common for Kiwis to team up with friends or family to coown a home,” says Crawford Developments director Harry Crawford. “The latest thinking is setting up these units for two professional couples to live there comfortably, with a good-sized living area downstairs and two large bedrooms upstairs. That’s what we’ve done at Cashel Street, and what we’re doing with our designs going forward as well.” Crawford Developments’ projects are location driven and price point driven. “We put the right homes in the right locations and we price them to sell. Everything we build is at a price point, and everything will sell at the right price.” With this sentiment, he says Crawford Developments strode confidently into the slow real estate market and sold 16 of the 18 Cashel Street units in the past three months. Harry will retain two units. “I’m waving the flag for liveable, affordable houses and great investment stock and I totally believe in what we build.” Crawford Developments has plunged into the east side of Christchurch, designing and building homes it thinks will sell in the area, and pricing them attractively. Harry thinks once Te Kaha Christchurch Stadium is built, Linwood is going to be an up-and-coming area, just like happened with Addington after the earthquakes. “Suburbs on the east side are equally close to the central city, equally affordable, and growing in vibrancy with developments such as these.” He says Crawford Developments has been a pioneer of designing and building liveable homes in affordable locations. One of its first developments was a six-unit complex at 181-183 Brougham Street,. Harry says this project really drilled into Crawford Developments’ ethos. “It’s a price point and location driven thing. We’re putting the right homes in the right area. “We built these units on Brougham Street in 2021, Covid had just hit, the market was cold, and we sold them all in about three months. Now Brougham Street is a hub of development.” Crawford Developments is now due to break ground on another 102 new homes, with 13 units are going on to Rotherham Street behind Riccarton Mall, 13 in Phillipstown, four in Scott Street off Brougham Street, while one of Crawford Developments’ biggest projects yet will soon start at the corner of Brougham Street and Strickland Street with more than 50 units. “We can’t wait to start, it’s a very exciting and enjoyable project.” Harry says Crawford Developments loves tough markets, and was working in one when it first started out in 2016. Then building around Rolleston and Lincoln, the company was faced with a massive oversupply issue, but Harry decided if he could make it work in a tough market, he can make it work in any market. “Why not stress test our business?
