Laing Properties DEVELOPMENT Laing Properties’ new headquarters currently under construction in Rolleston’s Tawhiri industrial development is set to be the South Island’s largest purpose-built facility for the construction of prefabricated buildings and storage of existing homes. The site provides family owned and operated Laing Properties with 18,388sqm of usable area, and will include a 420sqm office, a 780sqm warehouse and storage facility and substantial yard-space for the construction and storage of prefabricated buildings, along with relocatable homes. Importantly, the Tawhiri site provides very easy access to both the northern and southern motorway corridors, and the wider South Island. “We specialise in the construction of new transportable buildings along with the relocation of existing buildings,” says Managing Director Myles Laing. “Laing Contracting Ltd started relocating structures in 1987 and Laing Properties was formed in 1992. So, the Laing family has been shifting buildings for thirty-five years. But construction of prefabricated buildings commenced in response to the dairy industry boom and the need for worker accommodation. It has evolved from there, with homes now designed and for a broad range of residential and light commercial solutions.” Myles says a key driver for developing the new facility was to bring all operations together, create construction efficiencies and future proof the family business against growth and market fluctuations. “Last year we had over 26,000sqm of leased area across four separate areas within Christchurch just to keep up with demand for both new prefabricated buildings, and to store older buildings. “It was very challenging for us, our team, our contractors and for our supply chain. This site allows us to construct a large number of prefabricated buildings in one dedicated space, in one location, and enable us to refine our work systems and grow as a business.” The warehouse will provide storage for bulk materials and goods so that materials can be purchased in advance for speed of construction. Valuable plant and machinery will also be stored in the warehouse. The yard space will allow Laing Properties to store and construct up to forty buildings at one time, including the storage of older buildings. “We have to cater for both markets. Often, when one market is busy the other slows down, so we have to be flexible for both. There will be two spaces set aside for prefabricated show homes.” The facility has been designed by architectural practice, Hierarchy, who is also project managing its construction, with Laing Properties the lead contractor. “In keeping with our expertise in residential construction, the office attached to our warehouse has been designed to reflect this. Traditional residential construction materials that you would see on our prefabricated homes have been utilised for the construction of the office. We have tried to give that homely sensation to the design of the office and develop a facility that we could be proud of, while also being modest and providing a functional space that works for our staff and clients.” The construction project commenced on site May of this year and the warehouse has now been completed, with framing for the office effected and civil works for the external storage area now well underway. “The project including landscaping, driveway and carparking is due to be completed, towards April next year.
