It’s been about a year since builder Josh Hennessy and project manager Matt Carter teamed up in Toitoi Residential and since then the company has been going from strength to strength, busy undertaking a variety of projects in the Queenstown region. “We had been working together on projects for a number of years. We saw a gap in the market and decided to work together to create something special,” explains Josh. It’s been a winning combination with Josh, who has around ten years experience as a builder, including running his own company, Matt’s project management skills, and a skilled team from foremen to apprentices. It allows Toitoi Residential to work on multiple projects with complete control. Toitoi Residential specialises in residential new builds and can work from clients’ plans or assist with a full design and build service. 2023 marked the company’s second entry into the Registered Master Builders House of the Year awards, which saw it win silver in the Southland region in the New Home $1 million - $1.5 million category. This Jacks Point home comprised four-bedroom, three-bathroom residence was designed to showcase the Central Otago landscape. It includes north-facing gable pavilions and the exterior features vertical shiplap cedar cladding, complemented by tray profile Colorsteel. Josh says the U-shaped form and courtyard works in harmony with the vistas of The Remarkables. Inside, a considered layout and interior features such as cathedral ceilings in the living wing, crafted from cedar, demonstrate the company’s craftsmanship. Windows extend into the ceiling, framing the views, and glass sliders blur the boundaries between indoors and outdoors. The win comes on the back of Toitoi Residential’s first ever entry into the awards, which saw it take out a raft of accolades in the 2022 competition including the Southern Gold and Top 100 Awards, along with three separate Regional Lifestyle awards for Kitchen, Smart Home and Interior Design. “It was our first time entering the House of the Year awards, so we were pretty stoked to come away with a Gold and a Top 100,” says Josh, also acknowledging the dedication of the company’s contractors and subcontractors who played a vital role in securing the awards. The project, known as ‘Two Barns’, was a luxurious lodge nestled in the hills of Cardrona, between Arrowtown and Wanaka. Built “We saw a gap in the market and decided to work together to create something special.” for an Auckland client who owns the interior design business, Space Studio, this unique lodge combines functionality with bespoke design elements. Comprising three bedrooms and two bunkrooms, Two Barns is a getaway available for bookings. Josh says that Two Barns is a testament to its surroundings, incorporating local materials and unique design elements, such as board and batten exterior cladding, windows with oiled cedar shutters, a schist chimney, and Clutha quarry stone on the main entrance floor. The interior features rustic, dark-stained trusses on seven-meter-high ceilings, creating a striking contrast with the light-toned panelled ceiling. One particularly remarkable feature is a plaster wall with an amber-lit vertical feature that appears to be a repaired earthquake crack, partially protruding from the wall. Aside from its aesthetic appeal, Two Barns is a model of functionality. The garage wing boasts ski gear lockers with a fan and a separate cedar-clad drying room equipped with a dehumidifier. As a smart home, it offers the owners remote monitoring of the property, including windows and doors status, as well as lighting control. The heating systems in Two Barns are equally exceptional. A mechanical heat pumpbased ventilation system is complemented by hot water radiators and a gas fire in the living room. Due to the challenging environmental conditions, computer modelling was employed to ensure efficient heating and cooling. Josh says that award winning Toitoi Residential team has ambitious plans for the future, aiming to expand its portfolio and enhance its reputation further.
