BUILDING Scott Construction Scott Construction Ltd has delivered many cornerstone buildings in Nelson Tasman over the past 50 years. Fourteen new high spec apartments in central Nelson can now be added to that impressive tally. Working with client and developer Mark and Veronica Hippolite-A’Court, design partner Irving Smith Architects, project engineer Vector Structural Engineers and funding partner Nelson Building Society, Scott Construction completed the Malthouse Lane Apartments last March. At the 2023 NZ Commercial Project Awards, Scott Construction received a Gold Award for their outstanding work on these new apartments, situated in the heart of Nelson’s CBD. In 2020, Scott Construction was a NZ Commercial Project Awards’ National Category and Gold Award Winner for Betts Corner Apartments in Nelson, with many of the same team also involved in this latest award winner. Spread over three levels, the Malthouse Lane Apartments have been cleverly designed to maximise use of the site and town centre connections, while mitigating potential noise and light challenges arising from the busy location. Apartment purchasers were offered a high level of input on layout, fittings, furniture and joinery selections resulting in highly personalised spaces to suit their individual tastes and lifestyle requirements. Infusing the design vision was a strong desire to honour local Nelson iwi and to acknowledge and uphold the importance of the Maitai River as a traditional source of kai and as a transportation route in early Nelson. These themes were expressed through an emphasis on sustainability and iwi values during procurements, construction and design and can be seen in Kowhaiwhai patterns on external elevations as well as in solar power features. Scott Construction became involved in 2021 with an Early Contractor Involvement (ECI) approach. The project design was then reviewed and adapted to get best use from the layout and configuration and culminated in a fixed price contract to deliver the project. For Scott Construction, a key challenge during construction was the location itself, being an inner city site adjoining a busy supermarket and bounded by other properties on three sides. “With large, three-storey precast concrete components and other offsite manufactured elements, vehicle and crane access was very challenging,” says Scott Construction Site Manager Nathan Edwards. “With high numbers of pedestrians and vehicle movements passing by the site, close control over safety and site traffic management was required.” Procuring all the resources for this significant development also required a whole of industry approach, made more complex due to Covid lockdowns and associated shipping delays. A high level of early procurement and offsite storage of material, as well as careful management through Covid settings, ensured construction continuity was maintained. Construction techniques used by the team included temporary propping of large precast panels through flooring, using precast beams and balconies, rib and timber infill flooring, as well as conventional pre-nail walls and trusses.
