The two-storey homes sit on separate 400sqm sections and are about 260sqm each, with similar layouts and finishes. One has already been sold, while South Projects director, Josh King, is preparing to move into the other, which includes a private swimming pool. Josh says the site presented an opportunity to create substantial homes in a location where demand remains strong. “We saw the potential to get two homes out of the site, and we’ve been doing quite a lot more homes in that area,” he says. “We’ve seen the high-end products are doing a bit better there, and it’s such a good area, so close to town, with good school zoning and everything.” The Bretts Rd homes also showcase a design detail South Projects is increasingly exploring, with curved forms bringing a distinctive element to the exterior. The homes combine brick and cedar, with the cedar forming the lower level and the brickwork A new style of retirement living is taking shape at The Sterling, Kaiapoi, with modern townhouses being introduced for the first time at the growing North Canterbury community. “The townhouses are a brand-new product for The Sterling, Kaiapoi, and they are right in the heart of the community,” says marketing manager Andréa Marshall. The townhouse development includes a mix of one-, two- and three-bedroom homes, ranging from 62 to 113sqm. Buyers can choose between ground-floor and upper-level townhouses, with lift and stair access to the upper homes. Upper-level townhouses feature spacious covered balconies, while those on the ground floor have their own outdoor living areas. All but one of the townhouses have a single internal-access garage. Developed by Lime and built by A.H. Construction, the townhouse construction is another step in the evolution of The Sterling, Kaiapoi. “With an entry price starting from $495,000, these townhouses offer the perfect balance of modern, low-maintenance living and the freedom of a lock-and-leave lifestyle,” says Andréa. “And while residents enjoy the privacy and independence of their own home, they’re also part of a welcoming, close-knit retirement community.” Due for completion in mid-2027, the new townhouses are available now, giving prospective residents the opportunity to secure one of the first homes in this new offering. The first townhouse location places residents close to The Sterling, Kaiapoi’s newly opened amenities building, which has quickly become a popular gathering point. “Residents are raving about it,” says Andréa. Designed as the hub of the village, it includes a lounge, cinema, Three Streams café (which is open to the public), restaurant, bar, library curving out across the upper storey. The result is a more sculptural look than a conventional townhouse or standalone home, while careful planning has been used to maximise the available space. “Our buyer loved the design, loved the location and loved the layout,” Josh says. “There’s no wastage of space, there’s a lot of storage everywhere, and they really liked the curves.” South Projects designs its own developments, giving the team control over the design, specification, and construction process. Buyers can make changes when they commit early on in the build. The company was established by Josh and his brother, Mitch, four years ago. Josh was initially building, but has since moved away from working on the tools, while Mitch, a qualified electrician, has also recently hung up his tool belt, though remains heavily involved on-site. Together, they manage the projects and work closely with their subcontractors to keep construction moving efficiently. The approach has become increasingly important as construction costs have risen, with material price increases creating ongoing challenges across the industry. “Prices seem to go up every week, so we have to make the numbers work as well as bring a competitive price to the market,” says Josh. and state-of-the-art wellness centre. The wellness facilities include a gym, swimming pool, sauna and hot tub, alongside activities such as water yoga, aqua aerobics, stretch and balance and yoga. Outside residents can enjoy a community vegetable garden, glasshouse, putting green, playground, barbecue area, lawn bowls, pétanque and croquet. Andréa says that while the facilities are important, it is the people at The Sterling, Kaiapoi, who have made it a very special place. “The best part of The Sterling, Kaiapoi is the community,” she says. “It’s a very tight-knit community where everyone looks after each other and there are a lot of resident-led groups. They are driving their own lives, which is amazing.” Set across seven hectares and approximately 20 minutes from central Christchurch, The Sterling, Kaiapoi is part of the Silverstream subdivision, a multi-generational development by Lime. Construction of the retirement village began in 2021 and it will eventually comprise 184 homes. The development will also include a care home and dedicated memory care suites. The Sterling, Kaiapoi won the Best Large Retirement Village in the South Island at the Seniors New Zealand NZ’s Best Awards in 2025. Andréa says one of the final stages of villas has just been released. “The Sterling, Kaiapoi offers residents the opportunity to enjoy independent retirement living while remaining connected to a wider community. “The options have been selling out really quickly and our sales team is very busy.” Andy Knight - 027 702 1055 | sales@boxitfoundations.co.nz RESIDENTIAL FOUNDATIONS • COMMERCIAL FOUNDATIONS
