DEVELOPMENT Nestling the waterfront, with views extending from a world class golf course, a lake and the spectacular snowclad Southern Alps, Christchurch’s Clearwater Quays luxury apartment building exudes a wow factor that takes your breath away. Ten beautifully appointed apartments are spread over five levels, with two on each floor. One apartment on each level encompasses 160sqm, complemented with a large entertainer’s balcony and double garage, providing a total area of 261sqm. The smaller apartments are 110sqm, with single garage, allocated carpark and large balcony providing an overall space of 152sqm. Designed by acclaimed Auckland architectural practice Pacific Environments New Zealand Ltd, the building is highly contemporary, utilising Flashclad cladding system with Dualbord and Eurobord powder coated aluminium cladding, complemented with Abodo timber cladding. A stairwell and lift shaft wraps around one face of the building, while a curved wave-like ground to roof wall extends beyond, demanding that people stop, look and take notice; a statement that this is no ordinary building — it is extraordinary. The exposed timber CLT stairs and LVL structure wrapping around the lift shaft and extending its way up the building are revealed through a large glass curtain wall window on one side of the curved wall. Inside the building, nothing has been spared in terms of quality or beauty. Each apartment has two bedrooms, with the master having its own very well appointed ensuite. All bathrooms are fully tiled floor to ceiling, using very high-quality tiling. Matisse kitchens have been imported from Italy, with Meile appliances selected for form, function and reliability. Solid oak timber flooring sits on an acoustic floor, with Birch veneered columns and beams enhancing the overall high-end appearance, and providing that soft appealing look and feel of timber. Stepping out onto the generous balcony spaces, views traverse the golf course, the lake and finally the Southern Alps, reminding us that we are in New Zealand, the land off natural beauty. But the triumph of the building extends beyond its outward appeal, its high-end appointment, and the magical location. No structural steel or concrete has been used in the above ground construction of Clearwater Quays Apartments, which has instead been built using mass timber technology, as project manager/client representative Phil Tomkins, from Construction Solutions Central, explains. “The apartment building’s developer is Marty Verry, from Red Stag Timber. Marty wanted to demonstrate that multi-storey apartment buildings could be built economically using mass timber as the structural elements. “The expressed (and concealed) mass timber elements also provide a highly resilient earthquake-resisting structure, ensuring residents and owners are in safe hands. This technology is now taking off with some seriously high buildings being constructed completely with timber and, like Clearwater, showcasing what can be done. Tto page 32
