Operated by brothers Josh and Mitch King, South Projects brings a great deal of expertise to the market. Josh has been working as a builder since he left school and is a qualified joiner. Mitch is a qualified electrician. The brothers started their company in 2021 and now employ a team of contract builders and are working on projects all over Christchurch. Their business model, which sees the brothers take care of virtually every aspect of their business, means low overheads and this is reflected in the prices of projects they can deliver to the market. The Kings also maintain great quality control by project managing the builds, seeing them regularly on site. At present they are constructing a five-townhouse project at 135 Hills Road. Josh says the location’s proximity to the CBD saw the townhouses snapped up when the project was released to market. Each two-storey townhouse has a floor plan of around 78sqm and comes with a car park. They boast two bedrooms and one and a half bathrooms and each home comes with its own deck and outdoor area. Architecturally designed by architect Figure and Ground, the homes offer a higher spec than normal with stone benchtops and tiled bathrooms. Clad in Axon panel, plaster and iron the contemporary has attracted a mix of first homebuyers and investors, says Josh. The project is due for completion in December. The brothers will then focus on a similar project in Simeon Street, Spreydon, which will deliver another five townhouses to the market. Sales are now open and this development by Design NZ will be clad in a mix of cedar, plaster and tray profile. Once again the brothers have chosen a key location, close to Addington and Barrington Mall with ready access to the main road. The landscaping plan includes a common area and each home comes with its own deck and outdoor area. Josh says close relationships with suppliers such as Kaiapoi ITM has meant that the material supply issues that have plagued the building industry of late have not halted their projects. He also credits the trusted team of contractors as a key aspect in delivering high quality projects to the market on time and on budget. The brothers cut their teeth on building residential homes for clients with projects completed in Sovereign Palms and Dale Street in Kaiapoi. They also completed several as-is where-is projects before moving into townhouse development. They are still open to being approached to complete residential home projects for clients or undertaking spec homes. They are in the process of sourcing more land and the right site for their next projects and aim to eventually venture into other markets further afield and operate New Zealand wide. It’s an ambitious goal but the brothers have their feet firmly on the ground and have a plan to build their business slowly and sustainably. For the pair it’s about building the company from the ground up so they can continue to deliver the high quality that South Projects is becoming known for.
