42 | REGIONAL DEVELOPMENT Bayview Nelson T T Kim Newth Bayview unlocks unparalleled views Meeting demand for quality new sections in Nelson is a new subdivision called Bayview that brings together astute design and engineering with a magnificent location overlooking Tasman Bay and the Western Ranges. From its inception in 2017, Bayview has been carefully planned to make the most of the site’s potential and maximise the quantity and quality of lots available within the development. In doing so, Bayview sits alongside Nelson City Council’s future development goals and is helping to support the city’s quality growth aspirations. Project manager Simon (Dobbie) Dobson describes Bayview as unique to the Nelson and Tasman region because of its high-quality engineered sections, unrivaled views and close proximity to Nelson. From Bayview, the CBD of Nelson is less than five minutes’ drive away. He says every aspect of this subdivision has been carefully considered. Geotechnical engineers (Tonkin + Taylor), designers (Eliot Sinclair) and contractor (Mike Edridge Contracting) have been working closely with Bayview to develop the land. “Bayview understood the importance of providing certified platforms and so we undertook a collaborative approach that has proved to be very successful,” says Dobbie. “We estimate that over a million cubic metres of ground has been moved to create engineered and stabilised lots with resilient infrastructure. This was evident following the significant rainfall event of 17-20th August 2022, in which the finished engineered works were unscathed. In contrast, other nearby areas of unworked land suffered significant damage.” Earthworks and land rehabilitation is happening at pace to ensure a minimal impact on the environment. “This has allowed the civil works to flow seamlessly behind. Progress is well on track with 62 lots titled to date and a further 19 lots due for title shortly.” Bayview’s agent Daniel Reed, of Bayleys, says the flat building sites and superb views have driven keen interest from buyers. Long before earthworks had even started, he says calls began flooding in from locals wanting to take a look over the gate. “You take people on site and the views are spectacular,” says Daniel. “They are the best Nelson can offer. Word of mouth drove our initial sales from the end of 2020. As the subdivision has developed further, we have seen more out of town interest as well. Nelson has been starved of quality sections with these views; Bayview has been extremely successful.” There are currently seven sections available, priced from $500,000 and ranging in size from 600sqm to 6075sqm. Every lot enjoys sweeping views and is fully serviced to current engineering standards. Bayview’s building covenants are user friendly and ensure that everyone’s investment is protected. Adding to the subdivision’s appeal is an accessible recreation reserve, designed in consultation with Nelson City Council and, now constructed, it is a significant asset for the local community. “We located it centrally within the development,” says Dobbie. “It caters for both active users and those that just want to sit and take in the views across Tasman Bay.” Links to the city – including for walking and cycling - are very well formed, with footpaths within the subdivision further reinforcing connectivity. Traffic calming design ensures safe access for all users. From Bayview, residents have the choice of turning south to Bay View Road and then onwards towards Nelson City or they can head north into Dodson Valley via Ngapua Reserve and Frenchay Drive. There are also further active transport links planned as part of adjoining land to the south, which was recently rezoned via a private plan change.
