The telling of stories more often than not paint a picture of what has been, but occasionally they celebrate what is to come; such is the case with a new residential development called Greystones, in the leafy suburb of Fendalton, one of Christchurch’s most exclusive districts. It is only right to mourn the loss of a splendid historic homestead irrevocably crippled in Christchurch’s earthquakes over a decade ago, but when the expansive grounds left behind are revitalised with buildings that draw inspiration from a bygone age, that is the cause for celebration. Located on 104 Glandovey Road, and taking its name from the original homestead, Greystones will encompass seven Georgian Colonial Revival homes, each on 400sqm of land, within a total area of 3100sqm, and Wairarapa Stream on its southern boundary. Greystones is being developed by young Christchurch development company Brooksfield, founded by Vinny Holloway and Ollie Hickman in 2018, with a dream of contributing to the beauty of their city. To date, their focus has been on well designed and built two, three and four-bedroom townhouses and terraced houses, each within five minutes of Christchurch city. While Greystone is a departure from that style, Vinny says the Georgian style was only right for the location and its esteemed history. “Fendalton was originally subdivided as a farming suburb. In the 1920s and ‘30s people saw it as a great location for what we would today call a lifestyle property. In those days, the most popular style of house was the Georgian Colonial Revival, a North American style of home found in New England or Massachusetts. Even today, there are some famous houses in that style in Fendalton, including Glandovey Road. I personally love that style of home and we felt that creating a Georgian development would fit into Fendalton really well.” The homes have been designed by London based architect, Ben Pentreath who says each home will have some unique features, but all will be unified by the same pallet of materials and overall design to create a development that is harmonious, well planned and where the landscape takes centre stage. Spread over three storeys, the third being an attic that can be utilised as a bedroom or bathroom space, each home has a floor area “In those days, the most popular style of house was the Georgian Colonial Revival, a North American style of home found in New England or Massachusetts.” of 228sqm, including double car garaging, and will offer four to five bedrooms, three bathrooms and a downstairs toilet. A common driveway will access all garages, and four of the homes will have their own front gate to the street, giving them special curb appeal. Priced between $2.2 million and $2.4 million, two of the homes have been sold off the plans, with another two under contract. “The Georgian style is very simple; they are a rectangular boxes with symmetrical windows and detailed door elements, but it is so important that the detail is correct,” says Vinny. “The homes will be finished in the right language, utilising the style of mouldings, architrave skirtings and cornices of the day, so that the homes not only look Georgian on the outside, but breath the style on the inside too. There will be channelled tongue and groove panelled wall boards in the attic and some of the bathrooms — all sympathetic to the style of house. The exterior cladding is painted cedar weather board.” Construction of all seven homes is scheduled to commence towards the end of this year, with the keys handed over in January 2025. “We have selected O’Connell Builders to undertake the construction of all seven homes. For this type of build Tom O’Connell provides a very good mix of construction speed, while ensuring detail and craftsmanship complements the style of home. With the Georgian style, it is important that things line up perfectly, and everything is centred on an axis through the house. Tom will achieve that perfectly.” Your Canterbury owned and operated surveying and subdivision experts since 1957 Subdivisions • Cross-lease Subdivisions • Architect & Building Services • Land Development & Civil Engineering 0508 787 887 hello@survus.co.nz www.survus.co.nz CONTACT US
