Mach Property Christchurch T T Kelly Deeks DEVELOPMENT Part-time property developers Mach Property Christchurch has recently completed its seventh, its largest, and its most highly specified project, with five new units in Spreydon. The development showcases beautiful timber features inside and out, tiled bathrooms and splashbacks, and extensive landscaping which really makes this development pop from the street. Mach is a sideline venture for three mates and structural engineers, all interested in property development and all experienced in the process through their daily work. The company has been developing properties since 2017, first working to a rule that came in after the earthquakes saying two homes could be built where one had been demolished, and then following the market’s move towards townhouses and medium density living. A key driver has always been to work together as mates and achieve something unique. While each of Mach’s developments has been bigger than the last, none of the three partners is aiming to turn it into a full-time gig. “We just want to build good products and sell them for a reasonable price,” says Mach director Joe Byrne. “We don’t have any overheads, we don’t have an office or fancy trucks or even staff. We are just three guys that work full-time and try to use our skills to add some value in our spare time.” The three partners’ engineering expertise comes to the fore during design and consenting. They handle design, engineering, and consenting from in-house, streamlining the process and focusing on the liveability of each new home. Using the same main contractor, Fred Hill Contractors, and subcontractors on each project means an elite team has been developed to deliver smooth-running projects to a consistent level of quality. Joe says there are enough developers in the lower end of the market so Mach is trying to do things better. At 130 Edinburgh Street, Mach has delivered generously sized units with spacious open plan living and study nook, at least one and a half bathrooms, carparks, and feature cladding which really makes these latest units stand out. Timber features more heavily than in previous developments, with Siberian Larch shiplap on the exteriors, timber slat features inside the front doors, timber-look vinyl flooring, and timber veneer in the kitchens. Landscaping has also taken a step up on this development with a single contractor providing the full package including fences, patios, driveways, pathways, and planting. “That was a great way to take the hassle out of it for us and remove the need to coordinate different sub-contractors,” Joe says. All five of these two and three bedroom units were sold off the plans, and Mach is now on the lookout for more suitable land near the same location. Keeping development as a sideline means Mach doesn’t need to rush into a project just to keep the business ticking over. “We can afford to be selective when it comes to choosing the right site in the right location.” Currently working on one project at a time, Mach is now working towards a leapfrog situation where a new site can be purchased and a new design completed while the previous development is still under construction.
