The Wellington Company: Factory Road Industrial Park REGIONAL DEVELOPMENT Christchurch might have had an overdue stretch of wet winter weather, but it hasn’t slowed the development of Lisburn Ltd’s 39-lot Factory Road Industrial Park in the northern suburb of Belfast. By late June top-soiling and seeding had been completed, the stormwater drains had been installed along most of the three roads, and drainlayers were working on the lateral connections between the lots, according to Simon Meggett of civil engineers David Ogilvie and Partners. Roading had been cut to sub-grade across the whole site and built up with imported fill, the stormwater management area completed and grassed, and the site preparation was expected to be completed by the end of this year. The Factory Road Industrial Park, of which more than half the lots have already been sold, or are under offer or active negotiation, is sited on 17 hectares and features excellent access and exposure to the northern motorway, and equal ease of access to the Port of Lyttelton along the QEII Drive and Anzac Drive ring-route. It’s just 16 minutes’ drive, or 11.6kms, from Christchurch International Airport, and 17 minutes (12.6km) from the Christchurch central business district. The lots range in size from 1000m2 to 1.27ha, with flexibility to combine multiple lots; they’re priced from $365,000 and can be secured on a 10% deposit. “The attractive setting comes complete with a landscaped entrance and plantings, a riparian margin and stormwater treatment,” says Sam Cowdy of Cowdy Real Estate. “Zoning is Industrial General, allowing for a wide range of industrial and compatible uses – ideal for trades, logistics, warehousing, manufacturing and services.” In a Christchurch market where there’s a scarcity of commercial land under development, the Factory Road Industrial Park stands out with its “variety and flexibility of lots, significant exposure along the Northern Corridor and options to purchase or lease, and designand-build,” he says. “There are no fixed build partners required, leaving purchasers with total flexibility, but we can introduce designers and construction partners very familiar with the site, and with projects under way.” The developer, Lisburn Ltd, is a wholly-owned subsidiary of The Wellington Company, which is owned by high-profile property developer Ian Cassels with co-director Caitlin Taylor. The company has trusted partnerships including the Crown, iwi and local councils, and has completed over a billion dollars’ worth of commercial and residential projects throughout New Zealand over the last three decades. Ian is renowned for accurate market forecasting, and first started out in business with his late brother Alasdair as sand-blasters and painters, especially keen on any work that was “big and tricky,” he says. The company’s Erskine Development in the Wellington suburb of Island Bay is regarded as a triumph of medium density within a heritage setting, recognised by the New Zealand Institute of Architects, along with the strengthening and restoration of the Erskine Chapel, which a Category One New Zealand Historic Place.
