T T Bernadette Cooney Renowned for translating architects’ visions into reality, primarily within Dunedin city and its picturesque coastal settlements, builder Zac Williams is closing in on another unique residence, at Challis Point between Portobello and Highcliff Roads. This architectural marvel will soon stand proudly on a dramatic sloping site overlooking the Dunedin harbour, a site chosen for its breathtaking views but notorious for its challenging weather and topography. The Challis Point house is a two-level structure characterised by its steel and precast concrete composition, extensive glazing, and cedar cladding. The building process was a feat of engineering, involving the transport and installation of large concrete panels from Christchurch, requiring a 50-tonne crane to manoeuvre them into place. Specialising in bespoke high-end architectural homes, Zac established his building company Third Little Pig Homes in 2014, following a lifetime devoted to high-end residential building. Dunedin local and licensed building practitioner, Zac leads a small but experienced team, tackling some of the most challenging and unique projects, in collaboration with local architects and their peers from Christchurch to Queenstown. “Challis Point was a complex build with a lot of engineering involved in the build itself,” says Zac, “It’s got very challenging cantilevers and is built from concrete slabs on a sloping site, off the beaten track.” Designed by Threefold Architecture of Christchurch, the home is 300 sq. metres over two levels, designed for thermal efficiencies with its 150mm thick concrete walls, and hydraulic heating in the slabs from heat pumps. supplemented by solar energy. Additionally, an air conditioning system prevents overheating, maintaining a perfect balance of temperature and comfort. “It’s a three-bedroom home with a garage at the base and three bedrooms, each with its BUILDING own ensuite bathroom on the middle floor, and an additional separate toilet. The living spaces on the upper level are accessible via an internal elevator, a thoughtful feature to assist occupants as they grow older,” says Zac. Concrete panels, a hallmark of the exterior, seamlessly extend indoors forming striking feature walls within its timber framed and gib board clad interior. The interior design imbibes spaciousness openness and natural light, with its 2.7 metre-high ceilings and full-height glass doors giving an unimpeded view of the harbour. Third Little Pig Homes took only 15 months to complete the beautiful home, testament to the company’s dedication, expertise and understanding of both the art and science of building, An award-winning Master Builder, Zac intends to enter the Challis Point house in future awards which would hopefully add to the NZIA and Master Builders regional golds awarded him in 2019 and 2020.
