| 29 Quartz Developments: Orchard Park Stage 2 Connectivity is a key feature of Orchard Park and the development has ensured that a cycle and walkway has been constructed around the perimeter. REGIONAL DEVELOPMENT most of which have sold, and are marketed separately. There are likely to be about four stages in total, and about 100 lots, with future releases governed by demand.” Matt says that to date demand for the sections has been very high and come from a broad cross section that has included quite a few first home buyers, young families trading up from smaller first homes, holiday home builders, and a number of investors building on spec or for long term rentals. “The type of housing that is going in is quite broad, but all constructed within the high standard expected in the development. There are a small number of development covenants on the sections, but they are not particularly restrictive and that is one of the other appealing aspects of Orchard Park. “There are some minimum dwelling standards in terms of size, and we try to protect the landscape amenity, so there are some controls around how the boundaries are landscaped. The minimal covenants are really designed to protect Orchard Park’s appeal, and the investment made by the section owners. We prescribe to the view that if someone is paying that sort of money for a section, then they deserve the right to have a fair bit of freedom in terms of what they do with it.” Engineering, surveying and design work for Orchard Park was completed by Southern Lands, while Williams & Co from Queenstown was engaged to undertake planning work. “The landscape design was done by Kamo Marsh and we have used Maungatua Contracting for civil construction for about eight years now.” By its nature, designing beautiful and functional interior architecture is a craft of passion undertaken by talented and passionate people, as showcased by Wanaka based multi-award-winning Melanie Craig LTD. Now operating throughout New Zealand, Melanie Craig LTD was founded in 2005, driven by a passion for creating intelligent interiors that put the heart and soul back into homes by celebrating colour, texture and dimension. “We wanted the interior to feel like home for people,” says Melanie. “It’s quite complex creating soul in a home — whether it’s a new home or an older home. It takes thoughtful function blended with complex moments of wow." Melanie and her talented team particularly enjoy the customer experience, bringing them along on their voyage of discovery from wanting ‘something’, to their moment of enlightenment. “The customer experience is the thrill of the game for my team,” says Melanie. “It’s about working with the client, stretching them one way which might be quite avant-garde, then pulling them back and meeting somewhere in the middle. That’s a classic moment, when the customer builds trust and explores the options, and that’s when the perfect project comes to fruition.” Melanie Craig LTD From its small beginnings, Melanie Craig LTD has evolved to a team of 19, with an objects-of-desire and homeware space in Wanaka township. Melanie Craig LTD also has a high-end concept lounge attached to the new manufacturing arm at 21 Enterprise Drive which complements all o erings. “We predominantly work directly with home owners, and we love renovations which transform an older home needing some love into something absolutely stunning, often just by focusing on the kitchen, bathroom and interiors thus ensuring the home’s function matches modern living. Older homes already have soul, it’s about plucking out the details already there, enhancing them, and infusing them with today’s materials and intelligent, timeless design. What gives us strength is that we have a building background; we understand construction, we understand what’s happening behind the walls and can support the trades on site.” With the manufacturers, suppliers and trades very much part of the design community on a project, Melanie says sharing that sense of accomplishment with them creates a real sense of self-worth — that they have been a real part of the end-product, and that is very much at the heart of Melanie Craig LTD's success in putting soul back into a home. Your property can be exactly as you dreamed it, we offer the opportunity to explore your imagination and produce a timeless, sophisticated environment. Our emphasis is on unique detail, form based designs and high levels of individualism, which we achieve through ongoing attention throughout the build process ensuring our designs make an immediate and lasting impact.
