| 109 T T Russell Fredric Commitment to standards earns awards Ingrid Scott: “It’s a prestigious recognition that highlights our commitment to providing safe, warm, and compliant rental homes for tenants.” Propertyscouts Invercargill PROPERTY Propertyscouts Invercargill’s recognition as one of the top three offices in the South Island for Excellence in RTA Healthy Homes Compliance is the result of the dedication of its team, branch owner, Ingrid Scott says. The national award recognises property management offices that have demonstrated outstanding performance, proactive planning, and a strong commitment to delivering healthier homes under the Residential Tenancies Act (RTA). “We’re very proud of our team being in the top three for excellence,” says Ingrid. “It’s a new initiative by Tenancy Services, their platform helping 70% of property managers go about their daily business. From July 1st, all rental properties have to be Healthy Home compliant from the day the tenant moves in. Before, you had up to 90 days to be compliant once the tenant was in. “It’s a very good way to test our compliance levels, and it shows off that we’ve worked really hard on this compliance process over the last four-an-a-half years.” Healthy Homes standards are the minimum required by the Government’s RTA regulations for heating, insulation, ventilation, moisture ingress, drainage, and draught-stopping in rental properties. “It’s a prestigious recognition that highlights our commitment to providing safe, warm, and compliant rental homes for tenants. As soon as a rental property comes on board, to help this process along our team has a healthy home report done, free of charge to the owner.” Propertyscouts has 23 branches nationwide, with each branch individually owned, but with nationwide support, systems, and human resources. Propertyscouts offers landlords a four-week rental guarantee, meaning any rent missed is still paid, while the rental office works closely with the tenant to address the arrears. The Invercargill team particularly prides itself on having good staffing levels in order to be able to provide “exceptional service” to both landlords and tenants, Ingrid says. “We’ve got three skilled property managers, then I work in the background as the branch manager but also step in if needed; additionally we also have an office operations manager, so it means that our property managers are well supported.” Propertyscouts can save owners time, money, and hassle as well as protecting the longterm value of their investment by ensuring their properties are well looked after and well maintained, acting as an independent liaison between the owner and a well-vetted tenant. Conversely for tenants, it provides peace of mind through ensuring compliance is up to date and that any maintenance issues or concerns are addressed promptly. “At Propertyscouts Invercargill, our property managers are experts in the RTA. They’ve studied it thoroughly and can give top-notch advice for both owners and tenants.” The Invercargill rental market has softened compared to recent years. Ingrid says. “Last year, there were usually around 40 to 60 properties available at the same time, but this year, there are a whopping 122 on Trade Me for the same period.” In addition to the RTA awards, Propertyscouts Invercargill is shouting from the rooftops after clinching several top honours in the Tenancy Practice Services TMC25 awards, with highlights being securing the Healthy Home Excellence Award and the coveted Team of the Year Award. Tenancy Practice Service is a leading compliance platform and service provider that helps 70% of property managers, around 4000 industry professionals, with day-to-day data and RTA compliance management. It provides essential legal guidance and healthy home compliance tracking to the New Zealand property management industry nationwide.
