BUILDING Christchurch construction and property development company KR Construction is building more than just homes, it is building a reputation as a trusted, full-service partner in the city’s medium-density housing market. Established in 2020 by Ta Karati and Dan Richardson, KR Construction has already developed more than $60 million worth of housing and completed more than 120 units across Christchurch. Construction and development director Dan says the company is now well positioned to keep pace with the city’s growing demand for multi-unit housing. “Since 2021, we’ve been predominantly building medium-density developments,” he says. “We’ve got the systems and people in place, and with our in-house designer we can take care of the whole process – including consents and council interface. It means our clients get a complete solution without the stress of juggling multiple providers.” KR Construction’s design-and-build expertise can save clients time and money. “Take mid-floor timber flooring systems, for example,” says Dan. “If you look closely at wall spacing and load paths, you can save significantly on materials and labour. That’s the sort of knowledge we bring when we’re involved early.” This integrated approach means KR Construction isn’t just constructing homes – it’s developing relationships, too. Around half of the company’s projects are client builds and the other half are its own developments, a balance Dan says keeps KR Construction connected to the realities of the market. “We’ve walked in our clients’ shoes as developers ourselves,” he says. “That gives us insight into what really matters – how to unlock the potential of a site, how to design for the local market, and how to avoid costly mistakes along the way. On Opawa Road, the company is developing its own four-home project for young couples, families, and professionals looking for affordable homes in close proximity to the central city. Each of the two-bedroom homes, complete with garages, is being built to a Homestar 6 standard. “It’s the first Homestar 6 development we’re doing for ourselves, after completing a number for Kāinga Ora,” Dan says. “We really like the standard, and right now buyers also benefit beyond warm, healthy, and efficient homes because ANZ is offering up to a 1% discount on home loans for Homestar 6 properties.” Two of the homes sold off the plans, showing demand for quality housing is strong. These homes will feature brick and long-run tray cladding to complement the area’s heritage character. KR Construction has also restored a heritage-protected villa at the rear of the site, and is now preserving that site’s mature trees during this current build. Meanwhile, on Carlton Mill Rd, KR Construction is constructing a three-storey, three-bedroom townhouse development for Christchurch Property Group. Overlooking Hagley Park, the homes are designed for high-density living with layouts that maximise both space and views.
