Nelson-based construction firm Johnson Residential is emerging as a leader in the city’s growing multi-unit construction space. The firm started as a small construction company in 2019 specialising in new homes. It is now a team of 17 and is working on architectural new builds, multi-unit developments and apartments around the Nelson-Tasman region. The team includes office staff, project managers, builders, joiners and recently the addition of a new architectural designer. It has also become a bit of a family business with Sam’s parents part of the team. A stand-out build completed by the team recently was at 87 Bayview Road. The home is positioned above the bay and includes a designer kitchen, tiled ensuites, and high-spec finishes with features like ducted heating, a gas fire, and solar power. Outside, the deck is engineered to create an “infinity” effect with no visible balustrades to interrupt the view. Sam says it was a fantastic build to be a part of. “It had amazing views and required a wellthought-out design to make the most of the elevated site.” Johnson Residential carried out all the joinery in-house for the build, and Sam says the results are “pretty stunning” with timber features throughout the home. “This house was built for a repeat client, (who) was very hands-on with all things to do with design.” He says the team are currently working on some “amazing” projects. One is a 453sqm, three-storey home with a gym, golf sim room and a wellness retreat. Another is a 14-unit Sierra Apartments apartment block in Stoke, and new resort-style townhouse development named Dune located close to the beach at Tahunanui. Johnson Residential is carving a name in multi-unit developments and can offer an endto-end service for clients, bringing flexibility and ease to the process. “We really enjoy the multi-unit space,” says Sam. “We love the design aspect of development, so taking the project from concept to completion without clients involved at the concept stage allows us to fine tune the design to exactly how we want it. He adds having our in-house designer also allows the team to control the budget throughout the design stage so there are no surprises at the end. Currently in Nelson there is a clear need across the region for one-bedroom homes, he says. However, the cost of the land is making it hard to stack financially.
