The unit represents a major upgrade to the city’s mental health services. The 2900sqm facility, commissioned by Health New Zealand | MidCentral, comprises 28 single-room beds. It includes high-care, acute, flexi and shortstay beds, as well as therapy spaces, a gym, staff areas, internal courtyards, landscaped gardens and car parking, which can be used for the wider hospital. Each room features en-suite bathrooms, USB charging ports, storage and workspaces designed to minimise environmental triggers. David Aldred, LT McGuinness central director, says that from the outset when the company tendered the project it had a clear delivery timeline. “We staged the works in a way that enabled us to move around three stages of the job simultaneously to keep workflows moving. “We worked in an anticlockwise direction with the concrete slabs going down, glulam going up, roofing going on and internal fitout. “That worked in our favour as there were a lot of changes to the original contract documents. For example, the project was designed pre-Covid and post Covid the AC units were upgraded to deal with new standards introduced post Covid.” “We also did a lot of digital modelling, bringing together the structural model, architectural model and services model, which was game changing in terms of clash detection,” says LT McGuinness project manager Nathan Harris. “This was important as most servicing is done from an internal plantroom mezzanine so that all maintenance can be undertaken within the ceiling space. This means no need for service personnel to enter patient areas. “A detailed sample room was also constructed so that all stakeholders could get a good feel for the design before full-scale construction began. “Prior to the project starting LT McGuinness made a point of visiting the Hillmorton build in Christchurch, which was under construction, to learn from that project.”
