Landsdale Development - Brooklands Estate T T Russell Fredric DEVELOPMENT Brooklands Estate represents one of Havelock North’s most substantial new residential subdivisions – shaped by long-term planning and a staged delivery. Developed by Landsdale Development, the 105-lot project is located in Brookvale Road on the edge of Havelock North, continuing the company’s presence in Hawke’s Bay. Brooklands Estate builds on Landsdale’s long history in property development, with a vision to add value to neighbourhoods and communities across the North Island, managing director Sam Pepper says. “Landsdale, for a long time, has developed in Havelock North and we progressively have moved through from Te Mata Rd right down through to Brookvale Rd with some of our previous developments, and then the opportunity came to go across the road to where we are now with Brooklands.” The land previously comprised three paddocks, and was designated rural plains zoning. Following Environmental Court approval, the land was rezoned residential about 2020. The result is a 105-lot master-planned development being delivered in three stages. Stage 2 offers 38 lots, with titles issued in September 2024 following a period of presales, with 16 lots still available. Although there was a slower sales period through the Covid pandemic and in its wake, which meant sales have been steady rather than rapid, Sam believes that with the New Zealand economy showing signs of recovery, it is a good time to purchase property in Brooklands Estate. “This year is going to be a pretty powerful opportunity to see the real estate market lift slightly. I don’t think you’ll see much price increase, but you’ll see sales opportunities take place,” Sam says. The stage 2 sections are priced from $399,000, with the majority on offer being around 550sqm and selling in the mid to upper $500,000 range, while larger sites approaching 700sqm are priced just under $700,000. Brooklands Estate salesperson, Hayley Crosse, says there has been a broad cross section of buyers, who have been attracted by the location and amenities. “Schools at primary, intermediate and secondary level sit within walking distance, alongside private schooling options. The subdivision’s flat contour appeals to purchasers, while still offering views toward Te Mata Peak and the surrounding ranges,” Hayley says. Proximity to the village, motorway access to Napier, a new supermarket, established eateries, wineries and boutique retail, also reinforce the convenience and lifestyle offered at Brooklands Estate. “The sections that I’ve sold are actually to a vast range of people, from a first-time buyer to a retiree and everything in between,” says Hayley. “We’ve got quite strict covenants, so they’re liking the strictness of the covenants to protect their asset.” Landsdale Development operates as a specialist residential land developer rather than a construction firm. Its portfolio spans multiple regions across the North Island, with its ownership unchanged since a management buyout in 1996, Sam says. “We’ve had investments and developments from Warkworth in the north through to Wellington in the south, so we’ve had pockets of land that we’ve developed all the way through over the years, so that’s been a residential specialty.
