Otaki is a town under transformation, as more and more interest by many living south of the town continues to grow on the heels of the opening of the expressway, connecting Kapiti Coast to the north more readily, and when the opportunity presented in 2015 to purchase the land, Colin could see its potential. “It’s so close to town, making access to Otaki’s shops and services within easy reach of residents and we intentionally created a range of section sizes to attract a diverse array of residents and dwelling types, bringing a true community feel.” The subdivision is accessed from two entrances off Rangiuru Road where sections border sweeping roads and rights-of-way. When completed, Otaki Gardens will be home to 90 houses. Colin sees it as a positive sign that many from Wellington’s more populated areas are choosing to move north, where a better paced lifestyle awaits and he’s been delighted with how the market has so far responded to his offering. “We began marketing the sections in the middle of 2021 with 48 sections selling quite readily before the impact of higher interest and tougher lending criteria impacted. We’re seeing interest revived since then which is most encouraging.” Well-established Wellington home builder and developer Friday Homes has chosen to site its new Kapiti Coast Show Home at Otaki Gardens. New Build Consultant Hamish Sail says the company, which was established in 2007 and has built over 2000 homes in the Wellington region, is proud to be associated with the development. Hamish Sail says establishing a show-home, currently under construction, at Otaki Gardens made sense for lots of reasons. “It is in a wonderful location and we very much have a coastal vibe to our culture. We could see the potential to establish house and land packages or build under contract to section owners in the subdivision, close to town. “We’re very excited about our new show home due to open in September this year. The 3 bedroom, 2 bathroom home’s design, fixtures and fittings will show-case the standard of craftsmanship and attention to detail we invest in every build and have built our reputation on.” The connection between Friday Homes and H W Developments runs deeper than simply purchasing sections and building homes in an array of sizes and price points, as Hamish explains. “We started working with Colin in February 2025 in a joint partnership-type relationship, to reinvigorate activity and sales at Otaki Gardens, because we could see its potential. For us it’s been a productive and very positive engagement and we’re proud to have several house and land packages available.” Today there are about 40 sections left to sell ranging in size from 350sqm to 1500sqm. “We’re finding that the most common way people are buying sections is that they talk to their builder first, explaining what they hope to achieve in their home. “Because the zone is now medium density, it’s possible to build on up to 50% of the site’s area and the set-back from the road can be reduced. This is ideal for someone who doesn’t want a lot of section to maintain,” Colin says. A council recreation reserve borders part of the sub-division and Colin says this additional shared open space within easy reach of all the sections is proving a really positive factor in the development’s success. “I can see in a few years when all the sections are sold, that Otaki Gardens will be a wonderful settlement of housing, show-casing just what is possible with careful attention to development of the land.
