The development, located at 28 Enterprise Drive, was delivered as a full design-and- construction package, encompassing land acquisition, civil works, build, landscaping and handover. It provides VidaSpace with a purpose-built warehouse, office, and showroom designed to support its continued national growth and long-term operational efficiency. This project shows what is possible when complexity is removed and one partner takes full accountability from start to finish,” says Homestead pre-construction manager, Matthew Hart. Homestead, a third-generation family business founded in 1976, has long specialised in concrete-led construction across the lower North Island. Its vertically integrated model, including precast manufacturing in Levin, enables greater control over programme timing, cost certainty and quality assurance from early planning through to completion. Matthew says VidaSpace required a consolidated solution after rapid growth left its operations spread across multiple buildings, creating inefficiencies in storage, logistics and workflow. A further challenge arose when a change in site ownership required the company to vacate its existing premises by November 2025, placing firm time constraints on delivery of the new facility. Homestead identified an opportunity to deliver an integrated land-and-build solution, streamlining procurement, design coordination and construction under a single contract. On the VidaSpace project, precast concrete elements were manufactured off-site in Homestead’s Levin facility, before being transported and installed using its dedicated install team. Matthew says this method reduced on-site build time and improved sequencing efficiency, particularly during civil works and structural installation phases. Collaboration was also central to delivery, with Homestead working closely alongside Bluepencil Architecture and interior specialists Spaceworks to ensure operational requirements were embedded in the design from the outset.
