In the heart of Central Hawke’s Bay, a new lifestyle subdivision is taking shape, offering spacious sections set against a backdrop of rolling hills and farmland. Tukuwaru Junction, located on Pourerere Road in Waipawa, features 17 lifestyle sections ranging from 4,116m² to 1.63 hectares, offering the feel of rural living, while still providing easy access to town amenities. The views are among the highlights, taking in the Ruahine Ranges, Tukituki River, and surrounding farmland. The development also includes a landscaped pond, and native plantings, with the site benefiting from access to the Tukituki River via a bridal path over the balance farmland. Orchestra Property is leading the project from inception through to completion. Their role includes coordinating a multi- disciplinary consultant team, managing the planning strategy and consent process, overseeing covenant and design guideline development, and providing programme management to ensure each key milestone is met. The Tukuwaru Junction project reflects Orchestra Property’s expertise in delivering bespoke rural subdivisions, effective collaboration with private developers, and a focus on creating long term benefits. Orchestra Property director Marcus Hill said the aim was to create something that embraced the rural character of the land. “The large section sizes, open views, and landscaping were all designed to reflect that.” While its generous sections and rural outlook are key attractions, Tukuwaru Junction also carries a name with special significance, meaning ‘eighth post of a palisade fence’. “It connects the development to both the property’s agricultural past and the land’s early Maori history,” Marcus said. “It also felt fitting for a place that brings people together - like a junction - between lifestyle and community.” Waipawa has charm and a strong sense of community and Tukuwaru Junction has built on that, while enhancing growth and “keeping the rural feel intact”. “We’re seeing interest from families wanting space, retirees looking for a peaceful setting, and professionals wanting to escape city life while staying connected within commuting distance to centres.” Marcus said it was also ideal for people who wanted access to essential services without compromising lifestyle and an escape to nature. There are three stages to the development. Stage 1 is now available and includes five lots ranging from 0.5ha to 1.6ha. Stages 2 and 3 will feature 12 more lots, and future releases will be planned as demand grows. Covenants are in place to guide building design, materials, and landscaping protecting the rural character and ensuring a high- quality standard, while still allowing purchasers the freedom to design and build their dream home. Stage 1 sections include underground electricity, individual vehicle crossings, feature entrance gates, and fencing.
