Thames Pacific has taken care to ensure The Grange, which has been referred to as the Jacks Point of Wellington. The Waikanae township will soon receive some much-needed housing, with Stage 1 of The Grange development underway in Waikanae. Located on the main road of Waikanae, 800m from the town centre, Thames Pacific property developer Stephen Sutorius says development of the 150 sections are underway. Earthworks are currently coming to completion, with civil works due to be completed in early 2026. Then, titles will be released for the 35 sections that make up Stage 1. Stephen says The Grange was the last undeveloped site on the edge of Waikanae, a town that accounts for almost half of the region’s anticipated growth and development out to 2047. “It is the most sought-after suburb on the Kapiti Coast,” he says. “With the building of Transmission Gully there has been a big surge in people that commute to Wellington from the Kapiti Coast, and the Levin Extension will make it easier to travel from north to south.” Stephen says The Grange will increase the range of housing choices for the Waikanae community by delivering a greater mix of housing typologies to the market. “This will give a significant increase in housing and lifestyle choices,” he says. Thames Pacific has taken care to ensure The Grange, which has been referred to as the Jacks Point of Wellington and with sections ranging between below 500sqm and 1,000sqm, is not a standard grid-style, or “cookie cutter” housing development. “We have created design guidelines to ensure homes fit in with the fabric of the development, keeping the quality of the project high,” Stephen says. “We have 10 building consented house designs inspired by Central Otago architecture, featuring high- volume forms and classic gable roofs.” The landscape surrounding the homes will be just as aesthetically pleasing, as well as functional, with a view to being well-utilised by residents. Seven hectares of protected kanuka forest will feature picnic areas and walking tracks, and retained sand dunes, with views out over Kapiti Island, will also include public walkways. An onsite lake and creeks will create a serene vista with yet more walking tracks. “We want residents to be able to go out and enjoy the subdivision,” Stephen says. Access to the development will be stress-free, with a new roundabout being installed on the main road and two new bus stops at the front entrance of the development. These access ways will take residents to the nearby Waikanae train station, shops and supermarket, which are less than 1km away. Paraparaumu Golf Course, one of the top 100 golf courses in the world, is also nearby.
