It’s been a project 16 years in the making but the transformation of Napier’s former Rothmans tobacco factory site is approaching its final milestone, with the redevelopment of the iconic Husheer Building set to complete by the end of 2025. “It’s breathed new life into the historic Ahuriri industrial precinct,” says Tom McKimm, managing director of the development company behind the project, Napier BSL 5 Ltd. The site spans 7.7 hectares of land and buildings, with the first originally purchased in mid-2007. The redevelopment has transformed the original warehouse storage buildings, named after Gerhard Husheer who established the New Zealand Tobacco Company which later became Rothmans, into a modern commercial hub. The property consists of two warehouse buildings of approximately 1,000 square metres each, which had served as storage and logistics facilities for Big Save over the past 17 years. The result is a diverse large-scale business park with up to 80 tenants. Tom says the redevelopment presented significant challenges when planning began in 2021.
