Working with Alexander Construction and Atkinson Harwood Architects, the development team created an innovative reuse programme. The solution involved extensive new ground footings with significant structural steel to create buildings designed to stand the test of time. The property has been divided into two separate buildings. Building 2, which was developed first due to tenant demand, features a ground floor tenancy of 700 square metres and an additional 300 square metre space. Building 1, which began construction eight months later, incorporates car parking at ground level with two office spaces of 700 and 300 square metres on the first floor. Both buildings showcase modern design principles with large central glass atriums that flood the spaces with natural light. Sustainability remains at the forefront of the development, with stormwater retention tanks integrated within Building 1’s car park structure and LED lighting throughout. “On this project we have not only reused some of the existing structure but we also have ground floor water retention tanks that utilise water from the roof for irrigation and slow the water flow into the council stormwater to help take pressure off the system,” explains Tom. The development has already attracted significant anchor tenants, with the Ministry of Business, Innovation & Employment and WorkSafe NZ establishing tenancies in Building 1. “We’ve got good tenant interest in the space,” says Tom, referring to one remaining firstfloor tenancy with deck due for completion by 1 December. Building 2 has Canopy Healthcare as its primary tenant, marking a significant milestone for local healthcare provision. “Having Canopy Healthcare here means Napier has full radiology services in Napier now,” explains Tom. The building also retains available ground floor space with features including entry through a front foyer and access to a rear outdoor garden area on Campbell Street. The broader business park now employs around 1,000 staff across the various buildings, with numbers expected to exceed this as the development reaches full capacity. “This exceeds the number employed when the site was a tobacco factory, making for a nice historical sidenote on its positive presence in the community.” T Tfrom page 65
