Tainui Village is expanding its retirement living offering in New Plymouth with the construction of five new one-bedroom villas aimed at providing more affordable housing options for people aged 65 and over. The retirement village, located in Westown, expects the new villas to be completed by June next year. Chief executive John Hudson says the development is part of a wider strategy to increase the number of independent living units while generating revenue that helps support the organisation’s aged care services. “We’re trying to bring the cost down for elderly people over 65 who want to move into a retirement village,” John says. “There are many older people in the community who do not have a lot of capital.” Tainui Village currently has 65 villas spread across its Fitzroy, Westown and Te Maru sites. The villas are sold under Occupational Rights Agreements (ORA), with proceeds from sales helping to support the village’s rest home operations. John says growing the villa portfolio is critical to the long-term sustainability of the organisation and its ability to continue delivering quality aged care services. “You really need the villa side of the operation to support everything else that we do, particularly the rest home,” he says. The additional villas will help strengthen the financial foundation of the village, supporting its ongoing investment in facilities, services and care for residents. The new one-bedroom villas have been designed to make retirement living more accessible. By reducing the size of the homes compared with traditional two and three-bedroom villas, Tainui can offer them at a lower price point. John says the villas are modern and low maintenance, featuring brick exteriors and contemporary joinery. In addition to its villas, Tainui Village provides three apartments and 16 rental chalets. Residents are encouraged to take part in community activities and events, while additional support services are available through Tainui’s community care team, which can provide both personal and domestic assistance when required. The Westown facility includes a 60-bed rest home that offers hospital-level care. At any one time, around 20 residents typically require hospital-level care, while a further 36 receive rest-home-level support. The other four beds are contracted to Taranaki Base Hospital to temporarily support older patients so they can transition back into their own homes. John says the village’s location is another attraction for residents. Situated close to Westown shops, public transport routes and Taranaki Base Hospital, it offers both convenience and connection to the wider community. Tainui has also developed a strong working relationship with construction company Street & Cook, which has partnered on several projects across the organisation’s sites. “They have a very good understanding of what Tainui is after,” John says. “We work well together.” The village continues to enjoy strong occupancy levels, which John attributes to both the quality of care provided and the culture that has been developed within the organisation. “People really appreciate the service that we provide and the culture they find within PROUD PARTNER OF TAINUI HOME 116 Rifle Range Road, Waiwhakaiho, New Plymouth 4312 P: (06) 758 7755 E: o ce@npe-tech.co.nz W: www.npe-tech.co.nz
