It has been more than 25 years since Wellington City last welcomed a new retirement living development, so it is little surprise that villas at Kilmarnock Retirement Village are proving highly sought after. The development, comprising 65 single-level villas in one, two and three-bedroom configurations, is the latest addition to the Presbyterian Support Central (PSC) Enliven retirement network. Since sales launched in late 2025, more than 60% of the villas have already been sold. Developed by property development company Thames Pacific, earthworks and civil construction began in July on the village, which will feature a central community hub complete with a library, meeting room, fireplace and welcoming resident lounge, as well as a workshop, community garden, putting green and croquet lawn. These shared amenities will complement the purpose-built, modern single-level homes. Located just 10 minutes from Wellington’s CBD, Island Bay and Wellington Airport, and only five minutes from Wellington Hospital, the village overlooks Berhampore Golf Course and offers residents both convenience and lifestyle, says Thames Pacific director Stephen Sutorius. Independent research commissioned by Thames Pacific found that while there are approximately 600 retirement village units within the primary catchment area, demand is estimated to be around double that figure. As a result, many prospective residents are facing lengthy waiting times to secure a place in an existing village. “With no new retirement living built in Wellington City for over 25 years, the development has been sought after by purchasers,” Stephen says. “Interestingly, the vast majority of purchasers have been Wellington locals, and there is also a buyer trend out there of out-of-towners moving to Wellington to be closer to family.” He says the development is appealing to buyers who want to remain connected to their local communities rather than relocating to retirement villages further from the city. “Many people have been waiting for a retirement option like this,” he says. “They want a single-level home, not an apartment, and they want to stay near their families and the suburbs they already know.” Stephen says the standalone, single-level villas are a style rarely seen in Wellington City and one that is particularly well suited to the retirement market. Construction of the entire development will be undertaken as one project, with residents taking possession in two stages. The first homes are expected to be completed by the end of 2027, with the second stage following around six months later. PSC has signalled plans to further expand its network of retirement villages and aged-care services across the lower North Island and as a registered charity, any surplus revenue generated by the village will be reinvested into PSC’s wider aged-care and community services.
