T T Kelly Deeks Summerset Boulcott is proving large scale retirement village construction can run with precision when planning, logistics, and teamwork align, with the landmark Lower Hutt development reaching major completion milestones while further construction and expansion plans continue. Positioned beside the Boulcott’s Farm Heritage Golf Club, the village has been under construction for five years and has quickly established itself as one of the region’s premium retirement living destinations. Group construction manager Terence Beach says while key elements of the development are now complete, work is still continuing across the site. “We have one apartment building underway, a number of residential buildings still to come, and an extension planned for next year that will increase the size of the village,” Terence says. The project has transformed a highly desirable site in the heart of Lower Hutt into a modern retirement community offering independent living, serviced apartments, and aged care options in one location. Bordering the golf course, many villas, apartments, and units enjoy open views across the greens and surrounding valley, helping create a peaceful lifestyle setting close to city conveniences. A major expansion at Bupa Riverstone Retirement Village is set to reshape retirement living in Palmerston North, with dozens of new homes and expanded community facilities planned over the next two years. Located in Kelvin Grove, the redevelopment marks the next stage of growth for the established village, adding new one-, two-, and three-bedroom villas alongside a purpose-built leisure precinct designed to support increasingly active retirement lifestyles. The first stage of the development is expected to welcome residents from October 2026, followed by a second release in December. Construction will continue throughout 2027 as the remaining villas are completed. Alongside the new homes, Bupa is investing in a new community hub scheduled to open in late 2026. The facility will include a swimming pool, gym, indoor bowls, and table tennis, creating additional spaces for residents to socialise, exercise, and stay connected. The expansion reflects growing demand for retirement living that offers both independence and access to future care, with Riverstone providing a continuum of support on the one site. The village already offers modern villas and serviced apartments designed for low maintenance living, while an onsite care home provides rest home, hospital, and dementia care should residents’ needs change over time. Riverstone’s location also continues to be a key drawcard. Situated on Napier Road, it is close to supermarkets, cafés, healthcare “This is a really good location. It is right beside the golf course, and it is a lovely place to live,” Terence says. “You are in the heart of Lower Hutt with great access to amenities, shopping, healthcare, and transport links, so residents have everything close by.” Summerset Boulcott offers a wide range of accommodation options including one-, two-, and three-bedroom apartments, two-bedroom villas and cottages, serviced apartments, care suites, and specialist memory care living for residents with dementia. The village is designed to provide continuum of care, allowing residents to move between independent living and higher care support if their needs change over time. Residents also have access to hospitality style amenities, organised activities, landscaped outdoor areas, and communal spaces designed to encourage connection and wellbeing. While the finished product is drawing praise, Terence says delivering the development has required detailed planning due to the challenges of building on a tight and busy site. “One of the biggest challenges has been logistics. The site is very compact so storage, access, and trade coordination have all needed careful management,” he says. “We have had to be extremely efficient in how we planned the works, how we allocated areas to contractors, and how we moved trades through each stage.” Summerset Boulcott offers a wide range of accommodation options. providers, public transport, and recreational amenities, while still offering open rural outlooks that appeal to retirees seeking a quieter lifestyle. Village facilities include landscaped gardens, community lounges, a library, wellness services, transport, security patrols, and a 24-hour emergency alarm system, supporting both independence and peace of mind. For residents requiring additional assistance, serviced apartments provide flexible support packages including meals, housekeeping, and laundry services, with the ability to add further care as needs evolve. The adjoining Riverstone Care Home complements the retirement village with 56 beds across rest home, hospital, and dementia care. The purpose-built facility is arranged into separate households, each with its own living and dining spaces to create a more personal environment for residents. Features including landscaped internal courtyards, family spaces, a wellness room, hair salon, and premium accommodation options have been designed to balance clinical care with comfort and familiarity. As New Zealand’s population continues to age, developments such as Riverstone highlight the sector’s increasing focus on providing integrated retirement communities that combine independent living with access to healthcare and social connection. For Palmerston North, the expansion represents a significant investment in retirement infrastructure, delivering new housing options while strengthening the city’s capacity to meet the changing needs of older residents for years to come.
