Summerset on the Landing has transformed a former greenfield site in Porirua into one of the Wellington region’s largest and most comprehensive retirement villages, creating a thriving community that continues to attract residents seeking modern retirement living and access to a continuum of care. Completed in 2023, the village represents a significant milestone for Summerset and has become a prominent feature of the rapidly growing Kenepuru Landing subdivision. Site manager Adam Saxton says the project was one of the most complex developments he has worked on during his career with Summerset. “This was a completely new subdivision when we arrived and there has been significant growth throughout the area alongside our development,” Adam says. “It is now a great little community and it’s rewarding to see how the village has become part of that wider growth.” Situated across approximately eight hectares, the site was purchased in two separate stages, creating unique construction challenges from the outset. Because parts of the development needed to connect into existing infrastructure while civil works were continuing on other sections of the site, construction teams were required to carefully coordinate earthworks, services installation, and building construction simultaneously. “The biggest challenge was managing the interface between the civil works and the vertical construction,” Adam says. “We had earthmoving equipment operating alongside teams completing homes and buildings. There were a lot of moving parts and a strong focus on health and safety throughout the project.” Those challenges were amplified by the Covid pandemic, which saw the development navigate four lockdown periods while maintaining construction momentum whenever restrictions allowed. At peak activity, between 150 and 160 contractors from around 20 to 25 companies were working on site each day. “When construction resumed after lockdowns, we had strict requirements around distancing, work zones, and contractor movements,” Adam says. “We introduced wash stations and carefully managed how people interacted on site. Everyone bought into the process and worked together to keep the project progressing safely.” Unlike many projects where the finished result is not experienced until completion, the Summerset team watched the community gradually come to life as each stage was delivered. “There were residents who moved into the first stage and then watched the village grow around them through to the final stage,” Adam says. “It is incredibly satisfying to see residents enjoying the facilities and lifestyle that all the hard work has created.” A centrepiece of the development is the village centre building, which was the largest standalone building Summerset had constructed at the time. Covering approximately 12,500sqm, the facility incorporates all four elements of Summerset’s continuum of care model, including serviced apartments, care apartments, hospital level care, and specialist memory care for residents living with dementia. The building also houses a range of lifestyle amenities including a café, swimming pool, spa pool, exercise room, library, bowling green, resident bar, hair salon, lounge spaces, and communal gathering areas. Importantly, the village café is open to the wider public, helping strengthen connections between residents and the surrounding community. The completed village includes 266 residential units comprising villas, cottages, apartments, serviced apartments, care suites, and memory care accommodation. Its design takes advantage of the site’s natural contours, with landscaped pathways connecting residents to the central hub while creating a village environment that feels integrated with the surrounding landscape. Adam says the scale and complexity of the project required close collaboration between Summerset’s internal design team, consultants, contractors, and local authorities throughout the development process. “It was a big ship to steer, but a significant addition to the Wellington retirement sector.” Summerset on the Landing offers modern housing, comprehensive care options, and community focused facilities that continue to support residents and their families while contributing to the ongoing growth of Kenepuru.
