Grinter Building is a long-established family-owned business based in Taupiri run by father and son team, Wayne and Adam Grinter, along with the support of their wives, Julie and Hanah. As qualified builders, Wayne and Adam do the heavy lifting while Julie looks after interior design and Hanah takes care of the bookwork. “When we build for clients, Julie is always on hand to sit down with them and go through the colour and finish options that we have available.” Grinter Building are well known for their high-quality residential builds. The team are excited about the company’s development in Tahi Street, Hamilton, the business’s first commercial venture. It is consented to build two, two-level duplexes with 90 square metres of well-appointed two-bedroom accommodation on the first storey. The ground floor is a four metre tall, 110 square metre blank canvas with an accessible toilet. The project is a result of many people’s involvement; the architectural design was provided by HBC Group, plus independent engineers were engaged for structural, geotechnical, acoustic design and fire systems. “The accommodation is spacious with an extra storage room upstairs. The modern open plan kitchen/living area and adjoining deck offers outdoor living/entertaining opportunities. They are a quality finish,” Wayne says. The ground floor area is suitable for a multitude of uses such as for trade premises, commercial storage, shop front, professional studio, home business or simply as general storage space, with the option of being fitted out by Grinter Building. Unit one is consented as a ground floor food and beverage outlet. While Grinter Building has maintained a steady workflow, with residential building in a quieter phase, Wayne saw the opportunity to undertake this venture on land he already owned. “It was always envisaged that we would put a type of live-and-work unit at Tahi St. We felt that in itself was a point of difference from other available options. I had the idea that combining a commercial workspace with a modern and luxurious home would appeal to quite a few people.” For anyone in business, the units offer the economic and practical advantages of working from home. “It’s a bit of a rarity in Hamilton, with only a couple of comparable sites. For the same sort of outgoings as a residential property you’ve got a free working space below. I can see it appealing to quite a few people.” Reflecting the well-considered contemporary aesthetic, the exterior cladding comprises a mix of profiled metal, shiplap timber, and concrete tilt slabs. These exterior materials have been selected for ease of maintenance and replacement should any damage occur in the future.
