Those underpinning values are very much at the fore for the team at Auckland-based Commercial Realty. The name makes clear its purpose, engaging only in the commercial and industrial real estate arenas, an environment that Managing Director, David Turner, and the team excel in. “I started with the company back in 1999, having worked for a big international real estate business that I didn’t enjoy. I wanted to be part of a small company with a team all sharing a common purpose, namely to exceed our clients’ expectations by providing them with service second-to-none,” David says. He’s joined by Senior Property Manager, Annalise Witteveen, as they share what makes this company so special. Annalise joined the company in 2019, having completed a property degree. She says the company’s professionalism, enthusiasm to do right by its clients, and make-it-happen attitude are a big part of why she loves working with David and the team. “I think it’s got a lot to do with the drive and vision of its founders who never wanted to be the biggest commercial realtor around, just the best. The work is challenging and rewarding and we all enjoy delivering positive outcomes to our clients, be they an owner, an investor looking for opportunities or a tenant,” says Annalise. David says just looking around at the calibre of the very experienced team speaks volumes as to why the company punches well above its weight. “When you’ve been around as long as we have, you understand the way the market goes through cycles and you understand that the longer-term picture is the important one to focus on. “In that way, over the years we’ve accrued a long list of loyal clients who return to us time and time again to fulfil their commercial real estate needs. There’s significant value and trust in that.” The formula, David says, is simply adhering to the basics of good business relationships: being available, answering questions, going the extra mile to find the best possible outcome for each clients specific situation. “Because we’re a boutique company, we do a better job than the big boys do and we know this because our retention of clients is very high.” Annalise says what underpins how she works for clients is to treat their property as if it was her own. “I always like to put myself in their shoes and because we’ve been around so long, through the tough times in the market when other realtors have failed to adapt or make something of the challenges, there’s significant integrity behind our reputation.” Commercial Realty Ltd has an extensive portfolio extending to approximately 200 tenants and 100 properties, ranging from 100m2 retail units up to 13,000m2 industrial sites and everything in between. “A lot of our references come from existing clients which is extremely heartening and really says something about our capabilities,” Annalise says. David says there are key points of difference when comparing Commercial Realty with other brands. “We have a director/owner of the business working with a property manager on every property we manage. Our longevity in the sector speaks for itself. The three directors each have more than 25 years’ experience and I think how we deliver our services using great systems, processes and technology gives clients a great deal of flexibility as to how they engage with us.” David reflects that as 2025 draws to a close, the commercial property sale space isn’t especially buoyant. The people who have good property don’t want to sell. Most of my clients are getting a 5–7% return on their investments and the outgoings are paid for.” Leasing has also been quiet with David commenting that what he’s noticed is that larger tenants are staying put. He’s pleased to see that there are ‘green shoots sprouting’ in terms of the economic factors that impact commercial real estate. Property management is a growing part of the business, with a team of four now dedicated to ensuring clients’ properties are cared for. “We get stuck in and create a maintenance plan for each property, to ensure it’s up to standard and stays that way for tenants. We also spend time with owners educating them on what they can charge the tenant to make their investment as profitable as possible,” David explains.
