| 119 T T Sue Russell ‘Flat-out’ in challenging rental market conditions Jason Waugh: “We’ve got a very positive team culture we all invest in.” PROPERTY Lodge Real Estate Jason Waugh leads an energetic team of Property Managers working out of two offices in New Zealand’s fastest growing city, Hamilton. He’s a seasoned professional with years in the industry and he understands what it takes to operate a successful rental agency, through years where market conditions have been anything other than ‘easy’. “We’ve had a situation in Hamilton where several factors are impacting on easy availability of good rental homes; however, we simply continue to deliver to home owners and renters alike the very best service we’re capable of,” Jason says. He says the factors leading to the existing shortage in supply can be articulated as a dwindling supply of investor buyers, a reduction on the development side, and infill housing, given existing infrastructure capability and an ever increasing pool of renters. “Everyone who comes to the city rents until they are ready to buy and we have a growing catchment of our population for whom it is unlikely they will have the ability to purchase a home. All these factors serve to reduce the availability of good rental housing stock which is a challenging path to navigate,” Jason explains. Having said this, he’s sensing a small relief to the situation with supply numbers showing signs of increasing very slightly, but this is offset by significant increases in people moving to the city. Jason says these days Hamilton is a lot more diverse as a city. “We’ve evolved and grown up as a fully-fledged city with a burgeoning population, industry, amenities and job opportunities. The growth pillars are certainly strong.” He also feels the newly announced Medical School to be sited at the University of Waikato is going to deliver even more demand to live in the city. As for work crossing his desk, and that of the team of dedicated Property Managers and support staff, his best way of describing it is ‘flat-out’. “The healthy homes legislation that came into force 1st July is an ongoing process we’re involved with. There’s also new legislation about to be enacted around tenants rights to have pets within the property.” Jason’s a great believer that the legislation is for the better and necessary. “I’m fortunate to have an absolutely outstanding team. This is high pressure, but hugely enjoyable and rewarding. We have some very long-standing members on the team who thrive in this environment and a very solid training pathway for those entering the industry.
