REGIONAL DEVELOPMENT Auckland’s urban landscape is being reshaped at Three Kings, where Fletcher Living is transforming the former Winstone quarry into a vibrant new residential community. The major redevelopment marks one of the city’s most ambitious examples of land being re-purposed, turning a former quarry site into a well-connected, master-planned community designed for modern living. Fletcher Living regional manager Jeremy Crisp says the project represents more than a decade of work by the team through planning, engineering, and community consultation. “We started filling the quarry floor with engineered material back in 2014, which has been a massive process, in some places up to 30 metres of fill has been placed,” he says. “The bulk of that material has come from various infrastructure projects across Auckland during that time. “Over time, much of the infrastructure in Auckland has been built out of this quarry, and now we’re building a community back into it.” House construction on the latest stages of the site began last year, and with around five years still to run, the completed development will feature approximately 600 architecturally designed homes and apartments. In the newly formed Riu area and surrounds, a number of apartments and about 60 new homes are already complete or under construction. This is alongside the recent delivery of the first stages of public facilities and open spaces that will form the heart of the new community. As with Fletcher Living’s earlier Stonefields development, also built on former quarry land, Three Kings is guided by an integrated master plan that ensures every element of the neighbourhood is considered from the outset. “Being both the developer and the home builder means we can plan these communities from inception to completion,” Jeremy says. “We actively plan the infrastructure, the amenities, and the design outcomes, so there’s consistency and quality at every stage.” That holistic approach has allowed Fletcher Living to create much more than housing. The project includes new roads, footpaths, and public spaces, all designed to connect residents to their surroundings and to one another. “Because we master plan everything, we can think about how people will move through the neighbourhood – where they’ll walk, where their kids will play, and how they’ll access shops and schools,” Jeremy says. At the heart of the development is the Taurangi Reserve, a new public sports field and green space delivered in partnership with Auckland Council and local stakeholders. Opened in April with a community football event attended by more than 2000 people, the reserve already plays host to local football and cricket clubs, and features a nature-inspired playground, walking tracks, and landscaped picnic areas. “It’s incredibly rewarding to see families using the fields and playground we’ve planned and built,” Jeremy says. “These are community facilities that will serve the area for generations.” Accessibility and connection are key features of the Three Kings design. The development includes two new lifts to ensure mobility access between different street levels, and a network of pedestrian walkways that link residents with nearby shops, schools, and transport routes. Just six kilometres from the CBD, the neighbourhood enjoys excellent access to Mt Eden Road, and will be well connected to the new City Rail Link (CRL) once it opens next year. “It’s a fantastic location – people can live close to work, close to schools, and still have all these green spaces around them,” Jeremy says. Homes at Three Kings range from one-bedroom apartments to four-bedroom terrace and standalone homes, providing options for everyone from first-home buyers to retirees. Many enjoy outlooks across the reserve, with generous layouts, contemporary architecture, and modern, low-maintenance finishes. The first stages of apartments and terrace homes have already sold strongly, with more now under construction on the quarry floor and around its perimeter. When complete, Three Kings will be home to a diverse and thriving community supported by shared amenities and sustainable design. “The beauty of a master-planned development is that we can think about who will live here, including upsizers, downsizers, firsthome buyers, and families. “We aim to make sure there’s something for everyone,” Jeremy says. “It’s about creating a community that grows together.” For Fletcher Living, the Three Kings development is more than a housing project; it’s a legacy of urban renewal. “To take a former quarry and turn it into a thriving community where people are proud to live – that’s what makes this hard work so worthwhile,” Jeremy says.
