REGIONAL DEVELOPMENT Ockham Residential was founded in Auckland in 2009 by Mark Todd and Benjamin Preston, and now, over 20 completed apartment developments later, Ockham’s CEO, William Deihl leads a team of 40-plus staff and a large network of contractors. The Ockham mission and ethos is ‘Reimagining urban communities’. The Ockham team strives to make buildings that are as beautiful as the landscapes they sit within. They think long-term and see housing as infrastructure and the building blocks of a community. Ockham operates as a vertically integrated business – its team conceives the apartment buildings, designs them, manages the entire project process, including council consents, and Ockham Construction carries out the build. “There’s a huge advantage to being a genuinely vertically integrated development, design and construction business,” says William, “We’re really nimble. We can go from the land acquisition and design concept phase through to the construction phase in a very streamlined way. Ockham wants to support people in the creative arts, so they established the Ockham Collective, an annual residency programme where educator artists are given free use of beautiful spaces. Additionally, Ockham sponsors the Ockham NZ Book Awards, Objectspace gallery, the BWB Texts book series, the One Tree HIll College First 15, and the NZ Geo Photographer of the Year Awards. Ockham is different from its competitors, head of sales Lisa Redgrove, says, because they try to create really beautiful apartment buildings in Auckland. “We build communities and shared spaces as well as apartments. Each development has a different theme and identity. A lot of care and thought goes into the projects with a focus on beautiful, high-quality, long-lasting materials.” A recent award-winning development is Aalto in Morningside. Completed in July 2023, the project added 39 new homes across seven storeys on a 799sqm site, offering a mix of studio, one- and two-bedroom apartments. The top floor features a residents’ lounge and a rooftop deck with 360-degree views of Auckland, alongside a home-office area and a bookable guest suite. Each apartment includes double glazing, high ceilings and doors, LED lighting, and fully equipped kitchens, with every detail thoughtfully considered. Providing storage for over 100 bikes and access to a rentable hybrid vehicle, Aalto is a car-free community, conveniently located near local amenities. Just a one-minute walk from Fowlds Park, Aalto is four minutes from Morningside, five minutes from the train station, 10 minutes from Kingsland, and only a 10-minute bike ride to the CBD. Aalto was awarded Bronze in the Spatial Category at Best Design Awards 2024, and is also a Property Council of NZ Awards 2025 finalist in the Multi-use Property category, with the winners being announced in June. Ockham Residential currently has two active construction sites. One of them is Kōanga, a build-to-rent development in Waterview, Auckland, created in partnership with Marutūāhu Iwi Collective. The project features two curved buildings housing 36 apartments connected by landscaped gardens, a large deck, a residents’ pool, a commercial space, a groundfloor café, and a dedicated bike storage room. The second project is Toi, located in Pt Chevalier and comprising 65 apartments. It forms part of Maungārongo, a larger 11-hectare, 40-building, $2.5 billion new suburb that will be developed in stages over the next 10 years. The land, formerly part of a Unitec campus, was returned to Marutūāhu Iwi by the Crown. Once complete, the development will deliver over 3000 homes, along with communal facilities, and a mix of commercial, retail, and office spaces.
