T T Nicki Woodlock DEVELOPMENT Founded in July 2024, and solely owned by managing director Stephen Kirk, Duo Living 1 Ltd is a residential property development company operating primarily in the Te Awamutu and Kihikihi regions. With over five years’ prior experience in residential development, Stephen oversees the entire project lifecycle – from identifying potential development sites and acquiring land, to subdividing land and coordinating teams of contractors. These teams handle various aspects of infrastructure development, including telecommunications, road works, plumbing, and electrical work. In addition to managing development projects, Kirk is responsible for the day-to-day operations of Duo Living 1 Ltd. The company is currently spearheading the Parkview Estate residential development at 1599 Rewi Street in Te Awamutu. This expansive project comprises 141 residential sections, with the initial release of 50 sites now available for purchase. The sections vary in size from 350sqm to 731sqm, catering to a range of needs. Strategically located just a short drive from Te Awamutu’s town centre, Parkview Estate offers residents the convenience of nearby amenities while enjoying the tranquility of a park-side setting. We provide all of the infrastructure and underground services to on-sell to builders, investors and individuals.” There are a variety of contractors working on the project, including Curin Contractors Ltd, Rad Surveying, property consultants CPMC, and C & R Developments. “I have an excellent team working on the project and can’t rate them highly enough,” says Kirk. “We are about three weeks into earthworks. We’re expecting to have stage 1 complete within 12 months. There are three stages. Stage 2 will start in 12 months time, with stage 3 starting 12 months after that if we continue to see strong demand.” Parkview Estate offers residential sections starting from $222,000. Since its recent market debut, the development has seen strong demand, with over 50% of the initial 50 sections in stage 1 already presold. This high level of interest reflects the development’s appeal to a range of buyers, from first-time homeowners to investors seeking opportunities in the Te Awamutu area. Manor Realty, a Hamilton-based real estate firm, is managing the sales of the sections, with listings available on major property platforms. Kirk says he has developed the project to provide affordable housing for the town. “No one was serving the first-home buyer market and the investment market at scale – all other developments were in a high-end range. There is a shortage of available rentals in the area. It’s helping to address the affordable housing shortage. The project is also providing jobs in the local area.” Regarding future plans, Kirk says: “There’s a few more blocks of land that we’d like to deliver.
