Construct Ltd T T Anne Boswell REGIONAL DEVELOPMENT The challenges of a steep gradient, a live environment and the creation of a serene space for patients undergoing a daunting medical procedure were no match for Construct Ltd, who received a Gold Award in the 2026 NZ Commercial Project Awards for their efforts. The award-winning project, Endoscopy on Clarence, is a state-of-the-art medical clinic housing two endoscopy surgeries, alongside eight day-stay beds and recovery facilities. Designed with the aim of providing a comfortable environment for both patients and medical professionals, the three-level facility – with basement parking, two consultants’ recovery suites, and dining and bathroom facilities for up to 20 staff – replaces the clinic’s previous premises, housed in an old cottage. Construct Ltd project manager, Jonny Magon, says the build had some complexities to consider, including site access. “Clarence Street’s steep gradient is not favourable for heavy machinery,” he says. “It was also a tight site, with the building located boundary to boundary.” The team also had a live environment to contend with, with the existing consultancy remaining operational throughout the build. “There was also noise and vibration to consider,” Jonny says. “During the day, nearby consultancies were operational and during the night, we had residential properties nearby to consider.” Designed by APG Architects, a standout feature of the building is the use of vertical timber louvres on the facade. These louvres not only protect the building from the sun, but also create dynamic interior spaces that change throughout the day: as the sun moves, the louvres cast different shadows, making the interior lively and ever-changing. The two-storey, light-filled atrium – connecting the ground and upper floor – lets natural light deep into the building, balancing clinical performance with a calm, welcoming environment. “The aim was to create a patient-focused space that was relaxing, serene and inviting,” Jonny says. The clean colour palette of blues and browns throughout earned the building a 2025 Resene Colour Maestro Colour Award, in addition to the 2025 NZIA Waikato/Bay of Plenty Architecture award.
